Cavity wall-tie corrosion and failure

Technically reviewed by Savas Bulduk BSc (Hons) MRICS, Director & Chartered Building Surveyor · last reviewed 2026-07-20. General information only — not a survey of a specific property.

What it means

Metal wall ties connecting the outer and inner leaves of cavity masonry can corrode, especially where ties lacked adequate corrosion protection. Expansion of corroding ties and loss of restraint can produce horizontal cracking, outer-leaf instability and reduced composite wall behaviour.

How it may be investigated

  1. Survey crack pattern and wall leaf behaviour
  2. Intrusive wall-tie inspection where indicated
  3. Structural engineer assessment for restraint and remediation strategy
  4. Replacement ties and making-good by a suitably insured contractor

Recommended next step

The proportionate instruction depends on the building, the concern and what an inspection can reasonably establish. HCS confirms the scope before you book.

From Survey Findings to Remedial Design, Tendering & Execution

Once our RICS chartered building surveyors have diagnosed the root cause of a defect through a Specific Defect & Building Pathology Investigation or RICS Home Survey, you can either instruct Hampstead Chartered Surveyors independently for JCT Contract Administration to tender the works to external contractors, or elect our joined-up group design-and-build route alongside our sister practices:

RICS Impartiality Note: Where Hampstead Chartered Surveyors acts as independent JCT Contract Administrator or Party Wall Surveyor, works are tendered strictly to independent third-party contractors in accordance with RICS conflict-of-interest governance.
