What does a home survey cost in London?
Survey fees in London are driven by the survey level and the property. This free estimator shows the typical range from our published HCS fees — the same fees shown on our Level 2 and Level 3 service pages — so you know what to expect before you ask for a quote. It runs entirely in your browser and asks for no personal details.
A Level 3 Building Survey is a visual, non-intrusive inspection of accessible parts; the written scope defines what is included.

Common questions about survey fees
Are these fees fixed quotes?
No. The Level 3 figure is one indicative range; the Level 2 property bands remain as published. Every instruction is confirmed by a fixed written quote once we have seen the address, size and any special access or complexity.
Why is a Level 3 Building Survey more expensive than a Level 2?
A Level 3 survey examines the construction and fabric in much greater depth, explains the likely cause of defects and gives tailored repair guidance, so it takes considerably longer on site and in reporting.
What makes a survey fee higher within a band?
Size, age, alteration history, access and the complexity of the building are the main drivers. We confirm the scope and fixed written fee for the property and brief.
Why can my quote be higher than the starting price?
A starting price covers a defined, straightforward instruction. Your quotation reflects the property, access and the work needed to answer your brief. We explain the basis of the fee and identify any separately scoped document review, specialist input or additional visit. The written proposal sets out what is included, what is excluded and the total payable including VAT.
Do you charge extra for London travel?
No. The published bands are London ranges; we work across the city from our Hampstead base.
How can I compare two survey quotations?
Compare the inspection scope, accessible areas, written deliverables and follow-up as well as the price, and check whether each fee includes VAT. Check who will inspect and sign the report, which documents will be reviewed, how roof access will be approached and whether budget guidance is included. Ask which tests or additional visits would be charged separately. You can send us your priorities so that our proposal addresses the same brief.
How are the inspection date and report date confirmed?
Tell us your decision deadline and who controls access. We confirm the scope, appointment requirements and available inspection date with you. A proposed slot remains subject to access being agreed. The report timetable is confirmed for the instruction and may depend on receiving relevant records or specialist results. Let us know immediately if your deadline changes.
