RICS Regulation: Why Professional Regulation Matters

RICS regulation provides a recognised framework of professional standards, accountability and client protection. When clients appoint a regulated firm, defined rules apply to how instructions are carried out, how complaints are handled and how professional standards are maintained.

Client Protections

The safeguards that apply when clients instruct a regulated firm

Professional Indemnity Insurance

RICS regulated firms are required to maintain professional indemnity insurance as part of the framework that protects clients.

Formal Complaints Procedure

Clients must have access to a defined complaints process. Ours names a complaints handling officer, sets timescales, and provides for independent review by an alternative dispute resolution provider where a matter cannot be resolved internally. Read our complaints handling procedure.

Rules of Conduct

Professional and ethical obligations govern how instructions are accepted, how advice is given and how client interests are handled.

Ongoing Professional Oversight

RICS regulated firms operate within an established framework of compliance, monitoring and continuing professional obligations.

This framework supports clear reporting, ethical conduct and accountable professional advice.

What It Means

A client-focused standard rather than a badge alone

RICS regulation is relevant because it sets expectations around competence, conduct, transparency and accountability. It creates a defined professional framework around how instructions are scoped, how advice is delivered and how concerns are handled if something goes wrong.

For clients, that means the practice is not operating on informal terms alone. Defined professional rules apply to the way regulated surveying services are provided.

Standards & Compliance

Why it matters in practice

  • Instructions are carried out within a recognised professional and ethical framework.
  • Complaints procedures and professional safeguards are formally defined rather than discretionary.
  • Standards are maintained through ongoing professional obligations and external oversight.
  • Clients appoint a practice that is accountable for how regulated advice is prepared and delivered.

Regulated Firm

Registered as a firm regulated by RICS

Hampstead Building Consultancy Limited, trading as Hampstead Chartered Surveyors & Building Consultancy, is registered as a firm regulated by the Royal Institution of Chartered Surveyors (RICS). RICS regulation applies a recognised framework of professional standards, conduct rules and client protection to the way regulated surveying services are provided.

RICS Find a Surveyor and Find a Member are different checks

HCS firm status can be checked on its RICS Find a Surveyor office listing, where the displayed status is RICS Regulated Firm and the registration number is 923064. RICS cautions that not every firm listed on Find a Surveyor is regulated, so check the status shown on the individual firm listing.

To verify a person, use RICS Find a Member to check active membership and grade. RICS states that Members and Fellows may use the chartered designation and the MRICS or FRICS post-nominals.

Registration is held subject to the RICS bye-laws and does not in itself constitute a certificate to practise; the scope of any instruction is set out in the written terms of engagement for that appointment.

Design Capability

One regulated practice, many disciplines

In addition to firm-level regulation, instructions are carried out by the practice’s discipline bench — chartered building surveyors (MRICS), fire safety and facade consultants, fire risk assessors and project and contract professionals, described with their qualifications on our people page — and the practice includes in-house architectural capability to support design-related instructions. This allows surveying, fire safety and project advisory work to be coordinated with design input where the brief requires it.

Clients benefit from a single practice that can combine technical building advice with architectural design coordination, helping projects move from investigation and compliance review into design development and delivery without unnecessary handovers.

RICS regulation and HCS contractor work are not the same assurance

HCS preserves its RICS-regulated professional-services information and obligations. Where HCS is appointed as contractor, the work is delivered under a separate works contract. HCS does not present its own contractor work as independently certified merely because the firm is RICS regulated.
