A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Beckenham.

Kelsey Square evidence: cottages and an adjoining former fire station

For a Beckenham period-house enquiry, describe the lower rooms, entrance hood and roof arrangement of the home being bought. Identify any later subdivision or change from an earlier function. Kelsey Square’s public heritage records offer particular building examples, while the property’s current layout and repairs need separate evidence.

Historic England’s entry for 1–3 Kelsey Square describes houses of about 1873, probably former firemen’s cottages, with two storeys and basements, patterned brickwork, tiled roofs and gabled entrance hoods. Its separate 4–7 entry describes the former fire station and attached cottages, including a clock tower and differing roof forms. These records concern specified Beckenham buildings; the probable origin is retained as a qualification.

For an older purchase, identify the dwelling’s actual entrance, roof and lower accommodation on current drawings. The list descriptions do not establish present occupation, repair condition or the permissions for an individual alteration.

Kelsey Square's cottages and former fire-station group illustrate why an older Beckenham home needs its own description before a survey level is selected. The heritage entry's probable origin should not be converted into a firm account of today's room arrangement. Identify which building contains the purchase, which entrance serves it and whether any lower accommodation forms part of the sale. If a building has changed from an earlier use, obtain the available records of that change. The decision between Level 2 and Level 3 should follow the present construction, alterations and condition, rather than the historical name alone.

Relate the basement window to its outside area

Where a Beckenham cottage or house includes lower rooms, show the window, entrance steps and surrounding outside level in section. Identify any area railing, access gate or drainage outlet that affects the proposed view. Put a reported moisture account beside its room and date.

Request the papers for changed lower windows, doorway steps or waterproofing, naming the relevant wall. If another occupier controls entry to the outside area, identify that contact. Separate the heritage record’s original form from the property evidence needed for a present purchase question.

For a cottage enquiry, distinguish the tiled main roof from an entrance hood or later rear covering. A repair record should identify the element actually worked on and any investigation that preceded it. Ask whether the relevant roof space can be reached and whether stored possessions or locked hatches restrict a view. For a divided building, locate the flat against those roof areas and obtain the management information for common parts. A good decorative finish within the purchased rooms cannot explain an inaccessible covering or establish the responsibility for its repair.

Match a gabled entrance hood to its repair papers

For a Beckenham home with an elaborate hood or porch, outline its covering, supports and connection to the wall on the enquiry drawing. Ask which part the seller’s repair invoice concerns. Identify later joinery or altered door positions with their own project dates.

If the frontage has been redecorated, request the work description behind any claim that the entrance structure was renewed. Locate a reported leak at the hood junction or the adjoining room. An attractive decorative finish can be recorded without treating it as evidence about hidden supports.

Where the buyer wants to change lower rooms, openings or a roof layout after purchase, set that objective beside the current-condition enquiry. A home survey is not itself a permission or a design for that work. If the building is unusual, has been substantially altered or needs detailed repair advice, discuss the Level 3 route before instructing. A straightforward conventional home elsewhere in Beckenham may still suit Level 2 in reasonable condition. Providing the address, plans and specific questions keeps these choices tied to the property instead of applying the Kelsey Square example to every local home.

Describe accommodation near a former tower or work range

If a Beckenham purchase occupies part of a former institutional or work building, name the bought rooms and their position relative to the taller or differently roofed range. Identify any common stair, void or roof access outside the dwelling. Ask for drawings that explain the subdivision.

Keep a tower or main-range maintenance account separate from repair records for an attached cottage. Where a component is expressly shared, locate its connection to the purchase. Have title, lease and permission documents examined alongside the proposed technical scope rather than assigning a common obligation from the group’s appearance.
