Planning the Cheam purchase survey
For a Cheam purchase, identify which building sits behind the advertised frontage. The village includes interwar shopping development, older cottage groups and former commercial premises adapted for housing. The examples here come from Sutton’s February 2021 draft character appraisal, used as historical building context. Send the sales particulars and a plan of the accommodation so the enquiry can distinguish original rooms, later additions and any parts shared with other occupiers.
The Broadway and Malden Road: an older appearance needs a building history
Sutton’s draft describes the widening and rebuilding of the village centre during the 1920s and early 1930s, including mock Tudor shops at the southern end of Malden Road. Decorative timber on a commercial frontage therefore does not, by itself, establish that the structure behind it is an early timber-framed building.
For accommodation over a shop, obtain the plan that connects the flat entrance, staircase and upper rooms. Ask whether the ground-floor arrangement has changed and request any drawings relevant to the support beneath your accommodation. Identify the roof and rear elevation belonging to the instructed building rather than treating the whole parade as one property. If the agent describes the flat as period accommodation, ask what that description refers to: original construction, retained external decoration or a later conversion. Those are separate pieces of information to put alongside the accessible fabric.
Wildes Cottages: the end of a terrace is a different inspection position
The draft identifies Wildes Cottages on Ewell Road as a symmetrical group of eight cottages dating from around 1890. It notes steep roofs and larger end cottages, with pebbledash on the ends. These recorded differences are more useful to a purchase brief than assuming every house in a named row has the same envelope.
Show which cottage is being purchased and which elevations can be approached. For an end property, include the exposed side wall and any junction with a side addition in the access discussion. For a middle cottage, establish how the rear is reached and where the roof can be viewed. Provide records for roof accommodation or changes to the original rooms, if available. A shared outline in a street photograph cannot reveal a particular roof’s internal arrangement, the extent of rendering beneath later finishes or the sequence of work at the back.
Nonsuch Court: define the maisonette and its shared envelope
Sutton’s draft describes Nonsuch Court as four two-storey blocks of maisonettes placed diagonally to Ewell Road in landscaped grounds. The appraisal also records changes to the original window arrangement. This is a distinct building group from the older cottages along the same road, with a different starting point for identifying the parts of a purchase.
Ask for the lease plan and mark the entrance, stairs and rooms included in the sale. Establish whether the roof above, an adjoining wall or external ground is a shared responsibility and who can provide access for inspection. Request the available records for window replacement and other work affecting the flat. Keep the condition evidence separate from questions of ownership and liability for repair. The conveyancer needs the relevant documents; the surveyor needs to know which physical parts can be seen and which remain outside the agreed inspection.
The former dairy: separate conversion work from the retained frontage
The February 2021 draft records the former Express Dairy buildings at Ewell Road and Anne Boleyn’s Walk as housing at Wells Court and Fitzalan Court, alongside additional blocks. It relates the retained mock Tudor appearance to the village’s interwar character. The historical description does not establish the specification or approvals for an individual flat.
Locate the purchased accommodation within the retained building or a later block before discussing the survey scope. Request conversion plans, subsequent alteration records and information about common access. If an attractive old frontage is part of the sales description, ask what construction continues behind it and how the newer work joins it. Use current council records for the exact address and proposed alterations; this draft appraisal is not the current permission record. Identify any missing documents early enough for the purchase enquiries to address them without treating a completed-looking interior as proof of compliance.

Cheam purchase questions
Is a Level 3 survey the same as a full structural survey?
"Full structural survey" is a legacy search term for a Level 3 Building Survey. A Level 3 Building Survey is a visual, non-intrusive inspection of accessible parts; the written scope defines what is included.
Does a mock Tudor frontage establish the age of a Cheam flat?
No. Sutton’s historical account includes interwar mock Tudor shopping development. Ask for the building and conversion history, then identify the part occupied by the flat. The external style alone does not date concealed structure or show what happened when the internal accommodation was altered.
What should I send for a Nonsuch Court maisonette?
Send the sale plan, lease plan if available, and details of access to the entrance, shared exterior and any roof space relevant to the instruction. Include documents for work such as replacement windows. The quotation should identify the dwelling being surveyed and the limits of access to common parts.
Can the village appraisal confirm permission for my planned work?
Use the exact address in current council records and discuss the proposed alteration with the appropriate adviser. The February 2021 draft is used here for named building examples. It cannot confirm that a particular extension, replacement window or conversion has permission or that your intended work will be allowed.
