A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Chiswick.

High Road, Glebe Estate and Bedford Park: bounded comparisons

For a Chiswick purchase, distinguish the house or converted unit from any non-residential frontage and later additions. Send the plan showing the accommodation, entrance and relevant shared elements. The enquiry can then locate each alteration or repair without treating every W4 building as one property type.

Hounslow’s October 2021 Chiswick High Road appraisal describes late nineteenth- and early twentieth-century retail terraces with residential accommodation above. Its contextual history distinguishes the Glebe Estate’s terraced artisan housing from Bedford Park’s predominantly semi-detached development. These named examples explain different building forms; they do not establish a purchased home’s present condition.

Identify the actual arrangement in the enquiry. An upper home over a shop, a smaller terrace and a semi-detached house need different plans and access questions. Ask whether the work file describes the original building, a conversion or a subsequent rear enlargement.

An upper home on Chiswick High Road and a house in the Glebe Estate or Bedford Park do not have the same inspection boundary. For accommodation above retail premises, show the residential stair, bought floors and relevant shared roof. Explain which common or commercial spaces can be entered and who controls them. For a terrace or semi-detached house, supply the footprint and the sequence of later additions. The Level 2 choice should follow conventional construction, reasonable condition and the complexity of that actual arrangement, without transferring a shop-and-upper brief to every Chiswick purchase.

Separate the High Road shop opening from the home

For accommodation over commercial premises, mark the residence’s entrance and the ground-floor opening beneath it. Ask which drawings and work records concern a changed frontage. A tenant’s fitting-out invoice may describe display work while leaving the support to upper floors unexplained.

Discuss access to the relevant shared or lower area with the person authorised to arrange it. Keep the technical question distinct from title, use and lease advice. If the necessary view is unavailable, the brief should identify the remaining question explicitly.

If the seller reports a refurbished frontage, ask whether the work concerned retail finishes, an enlarged opening or the fabric serving the dwelling. Keep those scopes separate in the file. A plan locating the changed component is more useful than a general statement that the premises were updated. For a house, the same distinction applies between a renewed kitchen finish and a change to the opening into a rear extension. A significant unanswered alteration question should be mentioned when discussing whether Level 3 or a particular further investigation is appropriate.

Label the terrace’s original roof and later addition

Where a house has been extended, show the original back wall, later roof outline and any changed openings on the plan. Date each project from available records. Distinguish a side-return or back-room covering from repairs to the principal roof when the seller describes recent work.

For a semi-detached purchase, identify which side and component an external repair concerns. Obtain the scope of any joint work rather than assuming that a neighbour’s invoice describes both homes. Give inaccessible junctions their own entry in the outstanding-evidence list.

Shared maintenance information should name the correct building and component. Obtain the current description of any proposed roof or external work and ask the solicitor to investigate the purchase implications under the lease. The survey is not a complete management audit or a design for the buyer's future project. If major changes are intended, give that objective alongside the current-condition concerns. This keeps the home-survey instruction proportionate to the property while preserving the questions that cannot be answered by viewing the private rooms alone.

Locate a riverside concern at the actual property

If water-entry history forms part of the enquiry, identify the room, threshold or component and the date reported. Keep records for that address separate from a general account of riverside conditions. A setting alone cannot explain a mark inside the purchased home.

Ask which investigation led to the claimed repair and what specification followed. Separate later internal finishes from that work. The decision file can then show the difference between an observed issue, a seller’s account and evidence that is still missing.

Home Survey questions for Chiswick

Does the High Road appraisal describe all Bedford Park houses?

It provides contextual comparisons alongside its High Road subject. Identify the particular house and relevant authority for address-specific records; the comparison is not a survey or a current consent check.

Why distinguish a shop fit-out from a frontage alteration?

Their records can have different scopes. Locate any changed structural opening and ask for the project documents naming it before treating decorative work below the home as an explanation of its support.

Which roof should a rear-extension invoice name?

It should identify the covering, junction and project date actually included. Keep an unanswered question about the original house roof separate if that component is outside the stated work.

Does a Chiswick riverside location diagnose internal damp?

No. Locate the symptom and the relevant investigation at the property. Area setting can inform the questions, but it cannot establish the cause or effectiveness of an earlier repair.
