A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Clapham.
Clapham High Street evidence: earlier houses and later commercial groups
For a Clapham purchase, state whether the accommodation occupies an earlier house, an upper floor on the High Street or a later building. Include the stair, roof form and any ground-floor business in the enquiry plan. A shared street name does not give those different arrangements the same alteration history.
Lambeth’s April 2009 Clapham High Street statement distinguishes earlier former houses and cottage-scale terraces, including 101–109 Clapham High Street, from later ornate commercial groups and mid-twentieth-century forms. It also records traditional parapet and roof arrangements in its account of building materials. These are bounded historical examples along the High Street, rather than a condition assessment of every Clapham property.
Identify which form contains the bought rooms. A former house above a shop may retain a different stair and roof arrangement from a later purpose-built commercial frontage, so request the papers for the actual accommodation.
For a Clapham High Street upper dwelling, establish whether the accommodation sits within an earlier former house or a later commercial group. The source records both, but only the purchase papers can identify the particular flat's construction and conversion history. Show its residential doorway, stair and any rear rooms on a current plan. Level 2 can be considered where the property is conventional, in reasonable condition and the brief is straightforward. An unexplained change to supporting construction or a complicated mixed-use arrangement should be described before deciding whether Level 3 or separate advice is needed.
Read an upper-floor plan against the former house layout
For an enquiry near the earlier High Street house groups, ask for the available plan showing the residential entrance and route through the upper rooms. Mark a removed partition, changed stair or subdivision separately from later kitchen work. The age of the frontage does not date every component inside it.
If the seller describes the dwelling as a conversion, request the document identifying which floors and entrances were involved. An alteration file for the shop beneath should be connected to the flat only where it names the relevant shared element. Keep unavailable conversion papers visible in the decision record.
Roof maintenance information should distinguish the covering behind a parapet from a separate shop projection or back addition. Ask the managing contact for the dated description of the part repaired, including any earlier investigation the account refers to. A newly finished lower frontage cannot establish the condition of the roof above the flat. Nor does an inspection of the purchased rooms automatically include access through another occupier's business. Record the spaces that can be opened and the limits that remain.
Identify the roof form behind the parapet
Where a Clapham High Street-side home sits below a parapet, use the available drawing or seller’s roof photograph to identify the actual covering and drainage arrangement. Do not assume that a street-level elevation shows a rear slope or internal valley. Ask which roof area a repair invoice covers and whether any relevant section can be accessed by agreement.
Record a water-entry account by room, date and adjoining roof component without assigning a cause from the frontage style. Separate maintenance of the visible parapet from work to concealed outlets or a later roof addition. Missing views should be stated when the inspection scope is discussed.
For a whole house away from the commercial frontage, give its own layout and alterations rather than adopting the High Street example as a specification. The buyer's objectives matter as well: concise condition advice differs from a detailed refurbishment strategy or the design of an extension. Put any intended major work in the initial enquiry. If a lease is involved, have the solicitor examine common-part responsibilities and outstanding works information alongside the survey findings. The written quotation can then address the actual home without silently expanding into commercial operation, legal certification or concealed structural investigation.
Distinguish a shopfront change from work beneath the dwelling
For a home on one of the later commercial groups, obtain the description of any enlarged ground-floor opening raised in the purchase enquiry. Locate it under the bought accommodation on an available drawing. A new fascia, shop layout and structural alteration may have separate records even when they were commissioned together.
Establish who can open the lower premises or rear service area if those spaces matter to the agreed scope. Attach any investigation to its named wall or connection, with the date retained. A neighbouring business’s refurbishment should remain outside this property’s file unless a document explains the actual relationship.

Home Survey questions for Clapham
Does the Clapham High Street statement describe one building form?
It distinguishes earlier former houses, cottage-scale terraces, later commercial groups and twentieth-century buildings. Locate the purchased rooms within their particular structure before requesting alteration and access information.
What distinguishes conversion papers from later flat work?
A conversion record should identify the floors, entrance and subdivision involved. An invoice for a later kitchen or partition does not establish the original arrangement of the whole converted house.
Why ask about a roof behind a parapet?
The street elevation may leave a rear slope, valley or outlet unseen. Request a drawing or photograph naming the actual roof area, then connect repair accounts and reported water entry to that component.
How should a commercial-opening alteration be described?
Locate the opening beneath the purchased accommodation and request the relevant project description. Keep fascia and fit-out work distinguishable from structural changes, with access to lower premises agreed where relevant.
