A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Colindale.

Colindale’s different housing phases in the 2010 study

A Colindale enquiry should distinguish an inter-war house from a later estate or apartment building. Provide the construction date given in the sale papers and explain any extension or repair history. For a flat, name the development phase and building so that a document for the wider site is not mistaken for evidence about that unit.

Barnet’s May 2010 Characterisation Study distinguishes southern Colindale’s two-storey inter-war semi-detached houses and gardens from mixed mid-to-late-twentieth-century housing and cul-de-sacs further north. The Colindale description is on PDF page 122, printed page 120. It is a dated account of neighbourhood form, not a current development inventory, a report on an individual house or evidence that later regeneration work is complete.

For an older semi, identify the original house footprint and each subsequent addition. For a later flat, request records naming the actual block and phase. Avoid carrying a garden-house inspection brief into an apartment enquiry without considering its shared elements and access. Where the property belongs to development after the study, its own construction and handover information is the relevant starting point.

The 2010 Colindale study cannot identify the construction of a building completed later. For a newer apartment, provide the block's own plans, handover information and management records. For an inter-war semi, show the original footprint beside subsequent additions and changed openings. Both can be considered for a home survey, but they are different evidence files. The Level 2 decision turns on conventional construction, reasonable condition and the buyer's questions, rather than treating either a regeneration address or an older garden plot as a sufficient recommendation.

Trace an enlarged semi from its original footprint

A side or back extension can make it harder to see where the original building ends. Ask the seller for plans showing the earlier walls, the enlarged kitchen and any incorporated garage. Mark a changed roof junction or opening between the phases rather than describing the property simply as refurbished.

Request the construction and completion records corresponding to those changes. A certificate for a later boiler or window replacement should remain distinct from evidence about an enlarged opening. Explain which alteration matters to the buyer’s intended use of the house. The survey can frame any further technical question around the available observations, without treating a missing file as confirmation of a construction failure.

If a seller reports structural work, ask for the documents naming the actual component and project. Keep that information separate from a recent decorative refurbishment. For a flat, identify the shared elements that can be viewed and obtain the current description of planned external works where relevant. Your solicitor can consider responsibility under the lease, while the inspection addresses accessible condition. An unresolved concern about significant alterations, unusual construction or a wider common-envelope issue should be stated at quotation stage so Level 3 or appropriate further advice can be discussed. The local study supplies context, not a diagnosis or evidence that any later project was completed satisfactorily.

Identify the apartment’s block and handover evidence

For a newer apartment, obtain the documents that identify its building, completion phase and relevant common parts. Ask the managing contact which stair, exterior or service spaces can be viewed. A development-wide brochure is useful orientation but does not replace the records for the dwelling and building being purchased.

Where the seller refers to completed remedial work, seek the specification and evidence of completion for that block. Keep proposed work, warranty correspondence and completed repairs in separate groups. A home survey does not automatically inspect all apartments or establish the development’s complete fire-safety position; any wider instruction requires appropriate scope, evidence and access.

Make water and movement histories component-specific

Record where earlier cracking or water entry occurred, when it was investigated and what work followed. For a garden house, distinguish an issue at the side extension from one at a garden retaining wall. For a flat, check whether a leak record names the purchased unit, a shared pipe or another part of the block.

The neighbourhood ground account does not settle those questions. Supply the investigation findings and photographs that relate to the affected component. If evidence remains incomplete, ask what further enquiry the purchase decision needs. Send that focused list through the Colindale quote route, with the access contact and agreed dwelling description rather than an assumed inspection or reporting timetable.

Home Survey questions for Colindale

Does Barnet’s 2010 study describe Colindale’s newest apartments?

It describes the neighbourhood at the time of the study. Later construction needs its own building and handover records. The old development context should not be read as confirmation that a regeneration phase has finished or that a new block has been inspected.

What should I provide for an extended Colindale semi?

Show the original house, additions and incorporated spaces on a plan. Include structural drawings and completion information for the changes affecting the purchase. Keep unrelated replacement-window or services certificates attached to their own work.

Can a site-wide repair notice stand in for my block’s records?

Check which building, component and stage of work the notice concerns. Ask for the specification and completion evidence if the seller says the issue is resolved. A programme for the whole development can include proposed work as well as completed repairs.

Will a flat survey cover every apartment and fire system?

The instruction concerns the chosen dwelling and agreed accessible shared areas. It is not automatically an assessment of the entire estate or all its safety systems. Clarify any wider requirement separately with the relevant adviser and evidence.
