Albury Street evidence: early terraces and later courtyard layouts
Lewisham’s appraisal, adopted in December 2019, records Albury Street’s early Georgian terrace alongside later twentieth-century buildings. It describes narrow plots, two- to four-storey buildings with some basements, and the Mary Ann Gardens quadrangle at a sunken level. The architecture passage identifies pitched or mansard roof forms and some ornate doorcases. The account is specific to this Deptford character area.
For the actual purchase, establish which building and arrangement the rooms occupy. Obtain its current entrance and floor layout, with the relevant outside levels, rather than relying on the period appearance of another house along the street.
Deptford building stock and property types
Deptford’s stock runs from early-Georgian houses through 18th- and 19th-century vernacular buildings to Victorian terraces, much of it now converted to flats.
The early-Georgian houses of Albury Street, laid out from 1705, many listed, famous for their carved timber door-canopies — though many of the visible carvings are later restorations rather than originals — scarce, high-value period fabric.
The 17th- to 19th-century market buildings of the Deptford High Street conservation area and the small 18th-century vernacular buildings of Tanners Hill, around St Paul’s Church.
Solid-brick Victorian terraces on the streets around the High Street and Deptford Church Street, often subdivided into flats.
Period houses subdivided into flats, and newer development around Deptford Creek and the former dockyard, where past alterations and, on the new stock, warranty rather than a Level 3 are the right checks.
Conservation areas, listed buildings and alteration risk
Deptford has several Lewisham conservation areas, including the Deptford High Street and St Paul’s Church Conservation Area — the two were originally designated in 1976 and 1975 and later merged — along with the Deptford Creekside and Deptford Town Hall conservation areas. Lewisham has made an Article 4 direction covering the Deptford High Street and St Paul’s area, which removes permitted-development rights for changes visible from public viewpoints — windows, doors, chimneys, roof alterations, porches, front boundary walls, hard surfacing and exterior painting on houses in single-family use — so those works need planning permission, though many rear alterations may still be permitted. For an Albury Street purchase, identify whether the submitted alteration papers concern the older terrace house or a later dwelling within the character area.
Confirm the current Lewisham designation and scope of controls for that address and alteration before treating a street-wide record as sufficient.
For a Deptford purchase, identify the particular terrace or later development and its entrance level. Show the home’s position along Albury Street or within a separate courtyard arrangement, including accommodation below the surrounding pavement. Put the current floor plan beside any retained historical description before discussing an inspection scope.
Identify the level of a courtyard or stair-served dwelling
If the Deptford home is entered through a quadrangle or external stair, trace that route on the management or seller’s plan. Mark the common court, doorway and purchased levels, and distinguish them from the neighbouring pavement. Include any room whose outside wall faces a lower shared space.
Attach a reported water-entry account to its room and date. Ask which drain, surface or wall the earlier works concerned and who can provide access to it. The enquiry should separate an actual property investigation from the appraisal’s description of the development layout, with missing access recorded explicitly.
Document a terrace frontage and its roof work separately
For an older Albury Street house, label the entrance joinery, front elevation and roof planes on the available drawings. If a doorcase or canopy has been repaired, request the work description and its date. Keep decorative treatment distinct from documents for supports, openings or the roof structure.
Where the purchase occupies only part of the terrace building, show the bought rooms in relation to the covering and outside faces. Ask where roof-space entry is available and which component a management invoice names. A street’s regular frontage does not establish that every house shares the same altered interior or repair history.
Separate older-house conservation from later unit refurbishment
Ask a Deptford seller to group papers by the building and work they concern: earlier conservation, later subdivision and recent interior refurbishment. Put their dates beside the plan of the relevant rooms. Where documents refer to a terrace-wide programme, identify whether the bought address and its component are included.
For a later dwelling in the same character area, request its own construction and management information. Keep restoration papers for the earlier terrace in their historical context. If responsibility for an outside element is shared, the solicitor can examine the lease while the physical scope identifies that element and the access available.
Deptford building survey questions
Does an Albury Street address establish one building history?
The 2019 appraisal records early Georgian houses and later development with different layouts. Establish the particular building, entrance and purchased levels through its current records.
What should a Mary Ann Gardens enquiry show?
Locate the unit, shared court, serving stairs and outside levels. Attach moisture or drainage accounts to their named rooms and surfaces, with access arrangements stated.
Can frontage restoration papers explain roof condition?
Keep entrance and facade treatments distinct from roof-plane and structural records. Identify the covering, purchased floor and roof-space route involved in the concern.
Which history is relevant to a later Deptford dwelling?
Use that unit’s construction, refurbishment and management papers. Earlier terrace conservation records remain useful where they identify an actual shared component or relationship.
