Earl’s Court Square’s documented terrace and block forms

For an Earl’s Court flat, set out how the unit relates to the terrace or mansion block containing it. Identify the shared entrance, roof and lower accommodation before relying on an agent’s room photographs. A converted floor needs evidence for its subdivision and later changes, while a purpose-built unit needs the relevant building-maintenance information.

RBKC’s Earl’s Court Square appraisal describes mid- and late-Victorian terraces, semi-detached houses and mansion blocks. Sections 1.5–1.6 and 1.9 record stock brick, stucco and stone, with sash and casement windows. This is the documented character of the named conservation area, not evidence that every Earl’s Court flat has the same structure or that a particular conversion retains its original detailing.

Establish the chosen building form from its own records. A terrace floor can depend on shared original stairs and later partitions; a mansion flat may have a different circulation and repair arrangement. Ask for the unit plan and the documents identifying relevant work. The conservation-area example helps orient the enquiry without replacing the evidence for the dwelling.

An Earl's Court mansion-flat enquiry and a purchase in a divided terrace should identify different records before Level 2 is selected. For the mansion flat, give the block, entrance and unit, with the common areas that can be viewed. For the terrace conversion, provide the subdivision layout and later changes affecting the purchased floor. The council's documented architectural forms cannot establish the support behind a partition or the extent of a lease. Suitability follows the actual construction, condition and complexity, with Level 3 discussed where alterations or unusual features require fuller advice.

Explain a converted floor’s altered openings

If rooms have been joined or the stair position changed, request drawings locating those alterations within the original house. Identify the component concealed by the present finish and the evidence the seller offers for it. Separate the initial conversion from a later internal refurbishment, even when both are described as modernisation.

Give the survey enquiry the actual floor and opening that concern the buyer. Access to another unit may be needed to understand a particular relationship; explain whether it can be arranged. Where access or records are unavailable, the report’s limitation must remain clear. The inspection of accessible rooms does not certify unseen construction in another dwelling.

If external work is mentioned, ask which roof, elevation or window it concerns and whether the papers describe a proposal or completed repair. A programme for the whole street is not automatically evidence of work to the purchased building. The solicitor can examine responsibility for common fabric, while the survey considers what is visible within the agreed scope. Include any intended major redesign in the enquiry as a separate objective. A tidy private interior or a modest floor area does not settle the wider questions, and the written quotation should leave unavailable access and unresolved records clear.

Match mansion-block work to the elevation serving the unit

Ask the managing contact for the specification and completion evidence where roof, window or external-wall work is described as finished. Locate the purchased flat on the building plan and identify which elevation or shared component the record concerns. A programme heading can cover more than one building or stage.

Keep proposed maintenance distinct from completed work and discuss financial responsibility with the solicitor. The physical enquiry needs the construction and repair information relevant to the unit, together with agreed common-part access. It should not become an assumed survey of all flats or a certification of every shared system solely because the buyer receives a building-wide pack.

Bring lower rooms and entrance steps into the access enquiry

Where the flat includes lower accommodation, provide a plan showing its relation to the front area, steps and back wall. Ask for records of earlier water entry and the work undertaken at those locations. Clarify who controls any external store or lightwell that the agent cannot open.

Describe separate concerns separately: an entrance-step repair may not address damp inside a rear room. Use the Earl’s Court calculator for the existing quotation route, with the dwelling type and access information. State which unresolved evidence could affect the purchase and agree the necessary follow-up, keeping future design work and any separate specialist investigation outside the brief unless expressly instructed.

Home Survey questions for Earl's Court

Does the Earl’s Court Square appraisal describe every local flat?

It records building forms within that conservation area. A home elsewhere or within a later conversion needs its own construction and alteration evidence. The source cannot verify concealed fabric or the present condition of the chosen unit.

What helps explain two rooms joined in a terrace conversion?

Request the drawings and work records for that opening, showing its floor and position within the house. Distinguish the conversion from later changes. Explain whether adjoining accommodation is accessible when the question depends on a concealed relationship.

Can a block works programme prove repairs to my elevation?

Check the building, elevation, component and stage named in the record. Obtain completion evidence if the seller relies on the repair as finished. A proposed programme or work on another elevation should remain separately identified.

Does repairing front steps explain damp in a rear lower room?

Only evidence describing that room and the relevant cause can address its enquiry. Locate each repair and investigation on the plan. Different water-entry locations should not be combined into one conclusion because they were mentioned in the same refurbishment account.
