Gentleman’s Row evidence: principal floors at different levels
Enfield’s appraisal, approved in February 2015, distinguishes older Gentleman’s Row houses with their principal floor at ground level from the mid-nineteenth-century pair at numbers 13–15 with raised ground floors. Its Holly Walk account separately describes a rendered eastern terrace and a later stock-brick western group. These are documented differences within the Enfield Town conservation setting.
Use a section and the address to identify the relevant form. A broad Georgian description should be supplemented by the actual floor arrangement, wall materials and record of additions for the building being bought.
Enfield building stock and property types
Enfield Town’s stock runs from the Georgian houses of Gentleman’s Row, through the historic town-centre buildings, to Victorian and Edwardian houses and period conversions.
The 16th- to 19th-century, largely Georgian houses and period cottages of Gentleman’s Row and River View, overlooking the New River — many Grade II listed, period fabric in the Enfield Town conservation area.
The historic buildings around the Enfield Town market place and town centre, in the conservation area, a market-town core of period frontages and houses.
Conservation areas, listed buildings and alteration risk
Enfield Town is protected by the Enfield Town Conservation Area, first designated in 1972 and extended in 1983 and 1984, which takes in Gentleman’s Row and River View, the market place and the town-centre buildings; Gentleman’s Row has many fine Grade II listed 16th- to 19th-century houses. Being in a conservation area itself restricts some permitted development and requires consent for demolition and many works, and Enfield applies Article 4 directions in some of its conservation areas; listed-building consent applies to the listed houses. For an older Enfield Town house, connect restoration and addition papers to their actual range, floor and project date.
Ask Enfield to confirm the boundary, listed status and any direction relevant to the house rather than relying on the appearance of the wider row.
For an Enfield Town purchase, identify the house’s original levels and the accommodation being acquired. Include the main entrance, later wings and any subdivision into separate homes. Put the actual house number on the enquiry: adjoining Gentleman’s Row and Holly Walk buildings can have different forms and alteration histories.
Relate the principal entrance to the bought rooms
For a Gentleman’s Row enquiry, show the entrance threshold, principal floor and any lower accommodation on an available section. If the purchase is a divided part of a house, identify its stair and door within the larger building. Keep the current subdivision layout alongside any earlier whole-house drawing.
Locate a reported moisture problem by room and outside level. Ask whether the investigation concerned the principal building, a later wing or another dwelling. The New River setting is background context; the proposed inspection needs the actual component, its history and the outside access that can be arranged at this address.
Keep an older house’s wings and remodelling distinct
Where an Enfield seller describes successive periods of remodelling, request a chronology that names the main range, added rooms and changed openings. Draw those elements on a single annotated plan, then attach the available papers to each project. A later-looking exterior can leave parts of the earlier arrangement concealed.
Put roof and chimney work against its own dates and elevations. Ask which rooms and voids the records cover, and identify where access would require moving stored belongings or arranging another occupier’s entry. Separate a general account of restoration from documents that describe the actual works and components offered for inspection.
Compare terrace repairs at the actual Holly Walk address
For a Holly Walk house or conversion, identify the particular terrace group and materials on the enquiry rather than combining all nearby repair histories. Request photographs and invoices for the bought building’s openings, external finish and rainwater goods. Label the front and rear faces independently.
If a neighbouring house’s roof or wall records are offered, check which shared component they name. Keep the front boundary’s alteration documents with its own layout and date. For a divided dwelling, obtain the common-element information that connects its floor to the roof or outside wall the buyer is concerned about.
Explain how the principal floors connect to the transaction
For a Gentleman's Row enquiry, put the principal entrance and purchased floors on a current drawing rather than relying on the appearance of the row. Identify any wing or rear addition for which the seller has a separate project file. These details support a residential survey-level discussion about the actual building. A concern limited to one changed opening, junction or repair can also be framed as a specific defect question, with the relevant photographs and history attached. Where the purchase includes commercial accommodation or the whole of a divided property, explain that scope at the outset. The quotation can then address the intended acquisition instead of silently treating every interest as a single conventional home.
Enfield building survey questions
Why does the Gentleman’s Row floor arrangement matter?
The 2015 appraisal distinguishes ground-level principal floors from raised-floor villas. A section establishes the entrance and lower-room relationships of the actual purchase.
Can a Georgian-looking exterior date the whole house?
Use the house’s chronology and drawings to distinguish earlier ranges from later wings and remodelling. Identify the components covered by each restoration account.
What helps with a reported problem beside the New River?
Locate its room, exterior level and investigation history at the address. State the component and access needed rather than assigning a cause from the wider setting.
Should all Holly Walk terrace repair papers be combined?
Identify the group and bought building first. Use another address’s records where they expressly concern a component shared with this purchase.
