Pin down the Finsbury Park unit and its borough context
The Finsbury Park Town Centre planning document describes a centre meeting Islington, Haringey and Hackney, including parts of Seven Sisters Road, Fonthill Road, Blackstock Road and Stroud Green Road. It distinguishes the station and bus interchange setting from the park to the north-east. A dilapidations instruction therefore needs the exact address, tenancy and building access, rather than treating the district name as a single administrative or property type. Confirm which unit, upper part, yard or external component is included and whether another party controls the route to it. The planning context does not settle those lease boundaries.
Obtain the executed agreement, relevant plans, licences and incorporated condition evidence before placing obligations against the observed fabric. For a shopfront, retained stair, roof or shared installation, explain why the item falls within the alleged covenant and where it sits on the plan. A visible issue can require investigation without proving a breach by this tenant. Record inaccessible spaces, reliance on supplied documents and any discrepancy between drawings and occupation. If adjoining premises or common areas are involved, arrange permission for the appropriate inspection instead of treating an unrestricted assessment of the whole building as implicit in the unit instruction.

Match Fonthill Road or Blackstock Road items to their actual fabric
The town-centre document records a largely Victorian context with earlier development around Tollington Park and later infill. That mixture supports an address-specific specification, not an assumption that all premises share a defect or repair technique. If the leased unit combines an older external shell with later internal fittings, record the materials and alterations actually found. Distinguish retained landlord fabric from tenant installations where the documents permit. A repair to a masonry elevation and removal of a licensed internal installation involve different evidence, methods and possible obligations even when they are grouped within the same contractor's refurbishment proposal.
State whether the work is an interim schedule, terminal assessment or a check following remedial works, using the RICS professional standard as the reporting framework. Give each item a stable reference, dated photographs, an alleged breach and a proposed remedy. Decoration, repair and reinstatement should remain recognisable categories throughout the negotiations. Where services performance or concealed fabric cannot be established visually, identify the specialist examination needed and how it may affect the proposed allowance. A broad list of building improvements should not be substituted for a schedule that explains the particular tenant obligation and the condition evidence relied upon.

Separate Finsbury Park planning context from loss evidence
The town-centre document discusses conservation-area interfaces including Stroud Green, but its historical planning context should be checked against current records for the relevant authority and address. Neither proximity to an interchange nor a planning policy establishes a landlord's intention to redevelop a particular unit. Ask for the actual scheme, the decision to proceed, timing and the building parts affected. Distinguish repair that would remain useful from work said to be displaced by the proposal. An outline possibility, an unrelated development or a general statement about the area's prospects is not equivalent to evidence of the claimed premises' future treatment.
For repairing-covenant damages, section 18(1) brings its diminution limit and specified demolition or structural-alteration circumstances into consideration where applicable. Match those questions to legal and valuation advice on the actual tenancy and property. Other heads of claim cannot simply be absorbed into a general percentage adjustment. If supersession is asserted, show the relationship between each disputed remedy and the landlord's evidenced work. The Quantified Demand should explain likely loss and relevant assumptions; estimated repair cost may be evidence within that process but is not automatically the amount recoverable merely because the premises are in a town centre.

Resolve the highway and access method before costing Finsbury Park works
For work on a busy frontage, establish the highway authority and permissions associated with the actual access operation. Haringey's highway information and TfL's separate controls illustrate why a borough name alone is insufficient for every route. Verify the position of scaffold, loading, temporary protection and any occupation of public space before relying on those costs. Station proximity does not itself prove a particular restriction or charge. Where access must cross privately controlled land or another demise, document that arrangement separately from a highway permission. The schedule should expose unresolved assumptions so that a practical estimate can be reviewed intelligently.
Use the Dilapidations Protocol for commercial termination disputes within its scope to organise clear disclosure of the schedule, Quantified Demand and response. Preserve the evidence behind costs and landlord intentions, with dated inspection and work records so that changes during the dispute can be tracked. A disagreement over a scaffold location may affect a method or allowance while leaving the alleged breach itself contested for a different reason. Record those differences explicitly and identify the information required to resolve each. That provides a better basis for proportionate discussions than treating every objection as acceptance or rejection of the entire claim.

Finsbury Park lease-end questions
Which authority applies to Finsbury Park dilapidations work?
Confirm the exact address and activity. The town centre meets three boroughs, while some highway operations involve TfL. The relevant authority for permission does not determine the lease obligation. Establish both before relying on an access method, proposed repair or associated cost in the claim.
Does Victorian town-centre fabric justify a standard repair specification?
No. The planning document also records earlier development and later infill. Inspect the actual component and identify its materials, condition and alteration history. A specification should respond to the alleged breach and evidence at the premises, not presume shared defects from the district's overall character.
Does station proximity prove that a landlord will redevelop?
No. Obtain the actual landlord proposal and evidence of intentions for the premises. A transport location or planning context does not demonstrate redevelopment, supersession or a valuation outcome. Connect any proposed work to individual claimed remedies and obtain the appropriate advice on repairing-covenant damages.
Can access allowances remain provisional in a schedule?
Identify the assumptions and information needed instead of concealing uncertainty in a global price. Check the proposed equipment, route, permission and private access arrangements. The eventual claim still needs a contractual and loss basis; a practical cost is not automatically recoverable simply because it was estimated.
