A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Fitzrovia.

Charlotte Street’s townhouses and ground-floor uses

For a Fitzrovia home above commercial premises, begin with an annotated floor plan. Identify the residential entrance, the rooms directly over the shop and any separate rear range. A photograph of the upper façade cannot explain changed shop openings, shared service routes or the boundary between the dwelling and the business below.

Camden’s Charlotte Street appraisal describes four-storey townhouses around Windmill and Tottenham Streets with ground-floor retail and yellow-stock brickwork. It also records three-storey buildings with shops and Georgian detail on Percy Street, and residential townhouses on Scala Street. This is a description of the Camden conservation area, not a uniform account of Fitzrovia on both sides of the borough boundary.

The purchase brief should identify whether the accommodation is above a shop, in a former townhouse or within a later building. Ask for plans showing the commercial and residential boundaries. Historical mixed use does not establish the current support arrangement, the division of services or the extent of work undertaken when the home was created.

A Fitzrovia home above a Charlotte Street-area shop should be shown on a plan that separates residential accommodation from the other use. Name the entrance, stair and floor, then identify whether any changed lower opening is relevant to the purchase. The Level 2 decision follows the actual construction, condition and complexity of that arrangement. A conventional home in reasonable condition may be suitable, while an unexplained conversion or substantial alteration needs discussion of Level 3 or additional advice. Mixed-use history alone does not settle the choice.

The opening beneath an upper-floor home

Where the shopfront below has been replaced or widened, request the available structural drawings and completion information for that change. Locate the opening on the residential plan and distinguish it from a removed partition within the flat. The two alterations may have different dates and documentary histories.

An inspection of the home cannot automatically provide a view of concealed construction within the business premises. Explain whether the owner or occupier can arrange agreed access, and keep any restriction visible in the brief. A modern shopfront is not evidence that the upper structure was assessed or rebuilt. Important unexplained changes need their own follow-up question rather than reassurance drawn from new finishes.

Ask the seller which records created the residence and which concern a later shop refit or another occupier. A refurbishment date without the named component can leave the buyer comparing unrelated work. For common roofs and external walls, obtain the current management information and distinguish proposed works from completed repairs. The solicitor should examine responsibilities alongside the survey's physical findings. Confirm the authority and address for any approval papers, since the cited Camden townscape does not cover every Fitzrovia property. The agreed survey remains a purchase-condition instruction for the actual premises, with entry to another occupier's space and concealed construction treated explicitly.

Service routes between residential and commercial floors

Ask the seller to identify the dwelling’s water, drainage and ventilation routes where they cross shared or commercial space. Provide available plans for a relocated kitchen or bathroom, particularly if the service connections are boxed in. Clarify who can supply maintenance records and arrange access to agreed common areas.

A visual purchase survey does not certify enclosed services or establish the building’s entire fire strategy. Those matters require the appropriate records and, where necessary, a separate specialist scope. Keep a physical observation in the flat distinct from a management or legal question about the wider mixed-use building. This avoids treating access to one staircase as access to every relevant installation.

A back range different from the street elevation

If the home includes a room behind the principal townhouse, show the connecting corridor, changes of floor level and roof above it. Request the chronology of alterations where the rear range was incorporated into the dwelling. The decorative consistency of the rooms may conceal several building phases.

Note any rooflight, enclosed courtyard or external wall that can only be seen from another premises. Inspection arrangements should identify the actual vantage point available, rather than promise a view from an inaccessible courtyard. Plans and photographs can support the enquiry, but they do not replace a view of current condition. Record any unresolved junction or concealed detail in a location-specific follow-up list.

Home Survey questions for Fitzrovia

Which council source applies to the Charlotte Street examples?

The cited appraisal is Camden’s document for its Charlotte Street Conservation Area. Fitzrovia also extends into Westminster. Check the address and current mapping rather than assuming one appraisal determines controls throughout the locality.

Should a new shopfront below my flat be mentioned?

Yes, identify its position and provide any available drawings or completion records. It may involve a different alteration from work inside the flat. Access to the business premises must be agreed rather than assumed.

Does the survey certify a mixed-use building’s fire strategy?

A purchase inspection of the agreed premises is not a whole-building fire-strategy assessment. Obtain the relevant management information and clarify whether any separate specialist advice is needed for the questions raised.

What helps explain a kitchen moved above commercial space?

Send the previous and present layouts, installation records and information about drainage or ventilation routes. Mark shared spaces that can be accessed. The visible kitchen alone cannot verify enclosed connections below it.
