A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Fulham.
Central Fulham and Fulham Park Gardens: two recorded settings
A Fulham survey enquiry should identify the dwelling, its later additions and the shared parts needed to understand the purchase. Send the floor plan with the sale particulars, then distinguish concerns about the original frontage from questions about a changed roof, lower floor or back extension. Those components need their own evidence.
The Inspectorate’s September 2021 Arthur Henderson House decision describes Victorian brick villas and residential terraces in the Central Fulham setting. It contrasts those with the three-storey Fulham Road terrace and landscaped villa frontages in Fulham Park Gardens. Arthur Henderson House itself is described as a five-storey brick block with balconies and a flat roof. These are examples from that decision, not a description of every SW6 dwelling.
Use the example that resembles the purchase when assembling the brief. A villa frontage, terrace addition and block balcony should not share an unexplained repair schedule. Ask the seller to label the building element covered by each invoice or specification, especially where a refurbishment combines internal work with repairs outside the dwelling.
A Fulham villa, terrace flat and apartment in a separate block need different documents even if each purchase has similar private floor space. Identify the actual building form and locate the bought rooms, entrance and shared envelope on the plan. The Arthur Henderson House decision supplies particular examples, not a standard specification for SW6. Level 2 may suit conventional construction in reasonable condition; a substantially altered house, unusual construction or significant unresolved concern should lead to discussion of Level 3 or another expressly scoped question.
Locate the junctions in an extended Fulham house
Mark the original rear wall, side-return enlargement and any upper addition on the available plans. Record which project changed each opening and whether completion information names that phase. A kitchen photograph can show the finished layout while leaving the supporting arrangement undocumented.
If different contractors worked on the roof and rear extension, keep their files separate. Ask whether the rainwater route was changed at the junction and identify any access restrictions at the boundary. The useful purchase question is which part can be inspected and what remains unexplained, rather than whether a broad description of recent renovation settles every component.
Where the seller reports external work, ask whether it concerned a balcony, the main roof, an addition or only internal finishes. Keep the repair description and any preceding investigation with the relevant component. A block's refurbishment summary may cover work away from the purchased unit, while a terrace invoice may concern a later wing rather than the principal house. For leasehold accommodation, have the solicitor examine responsibilities and proposed major works alongside the survey findings. Confirm what common areas can actually be inspected. If a major future renovation matters to the purchase, describe it separately from the request for a proportionate condition overview.
Match a lower-floor concern to its own work records
For an enquiry involving lower accommodation, supply a section drawing if one is available. Distinguish an original cellar from later excavation and show how the room meets the lightwell, garden or terrace above. Label the date and location of any reported water entry without assigning a cause from the postcode.
Ask which repair specification concerns that space and whether subsequent fit-out covered the same walls. A finishing invoice and an investigation report answer different questions. Keep documents about a neighbouring basement or another flat outside the evidence file for this dwelling unless their relevance is explained.
Prepare the shared-building questions before exchange
For a Fulham flat, identify the parts of the roof, external walls and common route that affect the enquiry. Ask the managing agent who can arrange access and whether a proposed repair has a defined scope. A block-wide programme title alone may leave the purchased unit’s relationship to the work unclear.
Keep responsibility and funding questions with the solicitor and managing agent alongside the condition enquiry. Request the dated works description and any completion information for a claimed external repair. Where the necessary view or record cannot be obtained, carry that missing evidence into the purchase decision explicitly.

Home Survey questions for Fulham
Is the Arthur Henderson House decision a survey of my Fulham flat?
No. It supplies historical building-form context for the locations described. It contains no HCS inspection of your flat and cannot establish the condition of its balcony, roof or shared walls.
Which drawing helps scope a side-return purchase?
Send the plan showing the former back wall, widened opening and new roof outline. Include the relevant project documents and identify the areas the seller can make accessible; a photograph of the kitchen is supplementary.
Should cellar treatment and decorating invoices be grouped together?
Keep each item labelled by purpose, component and date. Identify which document explains the water-entry investigation and which records only the later finish. An unexplained bundle should not become proof that the underlying question was resolved.
Does the Fulham fee calculator arrange block access?
The calculator supplies an indicative range and the existing written-quote route. Access to shared areas must be discussed for the actual building with whoever can authorise it.
