Choose the report for the Hadley Wood decision
Choose according to construction, alterations, condition and the purpose of your instruction.
- RICS Level 2 Home Survey — a conventional home in reasonable condition, without significant complexity.
- RICS Level 3 Building Survey — an older, altered, unusual or complex home needing a fuller investigation of condition.
- Specific defect investigation — a defined concern such as damp, cracking or water ingress.
- Pre-acquisition commercial building survey — condition and technical risk for a commercial purchase or lease.
Send the address, plans and your concerns so the proposed service, inspection limits and fee can be confirmed before instruction.
Hadley Wood’s neighbourhood plan describes changes to front gardens
The final made Hadley Wood Neighbourhood Plan, dated November 2023, describes larger houses set behind landscaped front gardens in paragraph 4.13. It records a change in that streetscape as gardens are paved and new walls and gates introduced. This is a character observation for the plan area, published in the neighbourhood forum’s document copy, rather than a finding about a particular driveway.
Identify the surfaces and boundaries at the bought plot from its own records. The passage does not establish drainage performance, the date of a boundary alteration or the permission position of an individual house.
Recorded building forms
- The central estate's three phases differ from later Hadley Wood housing
- Crescent West's early phase
- Crescent East's second phase
- Lancaster Avenue's later phase
- Post-war and replacement homes
- Station-side shops and flats
Read the Hadley Wood drive alongside the house file
Where the front garden has become parking space, ask for the drawing or account identifying the installed surface and any associated drainage. Mark channels, inspection covers and the route to the entrance on the current plan. Distinguish the seller’s description of water behaviour from a report or dated photograph showing what occurred.
For reported pooling, record the affected location and circumstances without adopting a cause from the neighbourhood plan. Keep a landscape contractor’s quotation separate from evidence of completed work. The purchase brief should explain what is known about this plot, which records support it and what physical areas can be viewed during the agreed inspection.
Three estate phases, three material palettes
The record separates Crescent West's tile-hung early houses, Crescent East's paired red-brick forms and Lancaster Avenue's rendered later phase. A condition report checks which recorded details actually survive at the subject after reroofing, window replacement or extension, because repair specifications differ with each palette and each substitution.
Paired origins hide behind detached impressions
Official evidence records houses linked by recessed elements whose paired original form matters when reading junctions and alterations. The survey establishes the original arrangement before interpreting cracks or extension seams, since a linking element altered on one side only is a classic source of differential behaviour between neighbours.
Roof weight and form are checked together
High-pitched roofs, gables, dormers and later rooms are recorded as one structural and weathering system, with covering changes related to the structure beneath. Where heavier replacement coverings or added rooms have loaded older framing, the report says what is visible, what is concealed and which records or openings would settle the question.
Long roofs, hard surfaces and drainage
The recorded prompts connect long roof runs, hardstanding, falls, gullies and garden levels, treating neighbourhood drainage concern as a prompt for evidence rather than a finding. The survey maps the discharge route at the plot, notes where permeability has been lost and recommends maintenance or address-level checks proportionate to what is observed.
Post-war and replacement houses break the pattern
The record is explicit that later homes within and around the estate may use materially different wall, roof and floor systems. The report assigns no construction from setting: it identifies the actual build-up as far as evidence allows and keeps estate character as context for consent questions, not as a template for the fabric.
Recorded inspection topics
- Read roof form and loading
- Differentiate facade materials
- Trace enlargement junctions
- Assess drainage and permeability
- Relate mature landscape to fabric
Give each Hadley Wood house addition its own outline
If the house has acquired a side wing, enlarged entrance or accommodation over a garage, label those projects separately on one plan. Connect each outline to its structural information and completion papers where available. Identify the opening between old and new ranges rather than presenting the finished layout as evidence of how it was supported.
Ask the seller to distinguish changes during their ownership from earlier work described by previous owners. A decorative refurbishment invoice may not address the floor, wall or roof connection concerned. Record missing documents as individual enquiry items, with photographs of the relevant rooms and external junctions available for discussion before the instruction is settled.
Make garden buildings and access part of the brief
For a Hadley Wood plot with separate accommodation, a pool enclosure or other outbuilding, state which structures the buyer wants considered. Explain their present use as reported by the seller and show their physical relationship to the main house. Identify a separate service installation or drainage record by the structure it serves.
Do not assume that every building within a sales plan falls within the same inspection scope. List locked rooms, concealed roof spaces and boundaries that cannot be approached from the purchased land. Ask the conveyancer to examine title, consent and use papers while the physical enquiry identifies construction, available access and the records that could clarify its history.
Keep a Hadley Wood boundary record specific to the alteration
Where a wall or gate has been replaced, supply its dated drawing and the decision papers for the actual address. Mark the length worked on and distinguish it from boundary structures that remain older. Identify whether the installation account includes foundations, posts, paving or only the visible gate equipment.
If cracking or displacement has been reported, give its position and any monitoring or repair history. A neighbourhood description of increasingly enclosed frontages is not a diagnosis of the structure at this home. Keep the seller’s explanation attributed to them and retain the complete supporting report, including its access limits, before discussing which unresolved physical questions belong in the proposed survey.

Hadley Wood building survey questions
Does the plan establish drainage at a Hadley Wood driveway?
It records streetscape change. The bought plot needs its own surface, drainage and incident records before a condition question can be assessed.
What should identify several house extensions?
Label each project and its junction with the earlier house, linking it to available drawings, calculations and completion information.
Are all garden structures automatically within the brief?
Name each structure and the scope wanted, with its use, available records and access arrangements stated before instruction.
Can a neighbourhood description settle a gate’s permission history?
Use the actual address, alteration drawings and relevant decision papers for legal and council enquiries; the character account cannot settle that history.
