A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Harlesden.

High Street houses extended into shop premises

For a Harlesden purchase, explain whether the dwelling is a whole house or accommodation above a High Street shop. Include its separate entrance and rear access on the plan. Some street frontages have changed use and shape over time, so the survey brief should begin with the accommodation now being sold and the available alteration records.

Brent’s Harlesden appraisal describes the centre developing plot by plot, including small shop parades with accommodation above. It records former houses at Harlesden Terrace, 75–85 High Street, extended forward to create shops, and identifies mid-1870s Victorian terraces at 2–26 High Street. The examples explain layers of change within the historic centre without defining all Harlesden housing.

For a residential upper floor, ask whether the original front wall or access arrangement has changed. A shopfront below does not reveal how the dwelling above relates to the old house behind it. Documentary history supports that question; the specific layout and accessible condition must still be established for the property offered.

For an upper home in Harlesden's shopping centre, a Level 2 enquiry should explain how the dwelling relates to the former house and forward shop extension. Show the residential stair, current entrance and any changed lower opening on the plan. An apparently continuous frontage does not establish an unchanged structure behind it. Conventional construction in reasonable condition may allow a proportionate Level 2 brief; a complex conversion or significant unresolved alteration can justify Level 3 or additional targeted advice.

Tracing the residential entrance past the shopfront

Provide a plan showing the doorway, stair and any shared passage to the rear. Flag whether the route crosses commercial accommodation or depends on a gate controlled by another occupier. Ask the agent to secure permissions for the spaces included in the home-survey instruction before assuming access will be available.

The commercial operation and its equipment should not silently become part of a residential purchase survey. Raise concerns about separation or shared services when agreeing the brief so their scope can be clarified. A physical observation may lead to a specialist recommendation; it is not certification of commercial installations or every arrangement between occupiers.

Ask which available documents concern the original commercial projection, a later shop fit-out and work within the flat. Keep those files separate unless a record explains the connection to the bought rooms. A receipt for a decorative frontage is not certification of concealed support. Identify access needed through a courtyard, service area or another occupier's premises, and state what has actually been agreed rather than what appears possible from the street.

A forward extension and the structure above it

If a former house has an enlarged ground-floor frontage, request drawings or other records describing that alteration. Identify openings below the apartment and any change in the position of its entrance. A current shop fit-out may conceal the connection between the original building and the addition, making historical information particularly useful.

The survey can consider accessible signs at the relevant junctions and record what cannot be seen. It cannot establish a hidden support solely from the lack of a visible crack in the flat above. If the records and accessible evidence leave the arrangement unclear, the follow-up should identify the location and missing information precisely.

For shared roof and wall fabric, request management papers for the correct building and distinguish proposed works from repairs already undertaken. The solicitor should examine legal and financial responsibility alongside the survey's physical findings. If the buyer proposes major alterations, explain that objective before instruction; the home survey does not itself design or approve them. A different residential property outside the historic centre should use its own plans and construction history, without inheriting a shop-and-upper arrangement merely because it is marketed as Harlesden.

Rear service space and private accommodation

Clarify whether a rear yard, store or roof terrace belongs to the dwelling or serves neighbouring units. Ask for the lease plan where the purchase is a flat. Identify rainwater routes and any recent rear-roof work described by the seller, with its schedule and extent rather than a general assurance that the back was renovated.

The inspection boundary should reflect the agreed access, while the conveyancer checks rights and repair responsibilities. A council appraisal’s account of a historic shop parade does not confirm the current residential use, approvals or title. Give the purchase team the actual records and keep any unresolved difference between them visible.

Home Survey questions for Harlesden

Does a Harlesden shopfront mean the building was always commercial?

Brent records named former houses extended forward for shops as well as shop-parade development. That context does not establish the history of every address. Request the individual property’s plans and alteration records.

What access information is needed for an upper-floor home?

Show the entrance, stair and rear route, including any space controlled by another occupier. Have the agent obtain permission for agreed areas. The residential instruction does not grant unrestricted access to a business below.

Can a survey certify the commercial fit-out beneath the flat?

A visual home survey is not certification of a business’s equipment or specialist systems. Identify concerns when agreeing scope. The report can state limitations and relevant further enquiries within the residential instruction.

Should a changed ground-floor opening be disclosed?

Send available drawings and identify its position beneath the dwelling. Accessible observations can be related to those records. Concealed supports cannot be verified from the appearance of the room above alone.
