Choose the report for the Harringay decision
Choose according to construction, alterations, condition and the purpose of your instruction.
- RICS Level 2 Home Survey — a conventional home in reasonable condition, without significant complexity.
- RICS Level 3 Building Survey — an older, altered, unusual or complex home needing a fuller investigation of condition.
- Specific defect investigation — a defined concern such as damp, cracking or water ingress.
- Pre-acquisition commercial building survey — condition and technical risk for a commercial purchase or lease.
Send the address, plans and your concerns so the proposed service, inspection limits and fee can be confirmed before instruction.
The Omega Works document describes a specific warehouse district
The June 2021 Omega Works masterplan, published in Haringey’s committee documents, describes brick warehouses of varied scale within the Harringay Warehouse District. Its district overview records former furniture, sweet and textile manufacturing buildings and their gradual adaptation to live/work occupation. The document places Omega Works alongside other named industrial estates rather than treating all Harringay housing as warehouse conversion.
This is a dated planning document and character account. It does not establish present use, implemented redevelopment, lawful occupation or the condition of a purchased unit.
Recorded building forms
- Terrace rhythm, high-street buildings and industrial conversions form distinct fabric
- Ladder terraces
- Green Lanes mixed-use buildings
- House conversions
- Warehouse and workshop fabric
Locate a Harringay warehouse dwelling within the larger structure
For a home in an adapted industrial building, mark the purchased rooms on the available floor plan and building section. Identify inserted floors, new stairs and changed openings as separate projects. Ask for the drawings that show their connection to the earlier walls or frame, rather than treating an overall masterplan as a construction record.
Give the unit number and its relationship to the larger building on every document supplied. Keep records for adjacent studios or another phase labelled separately. A specification for one part of the estate may not address the accommodation acquired, and the proposed visual inspection needs an explicit boundary around the bought fabric, accessible connections and common spaces.
Ladder rhythm conceals individual histories
The record describes uniform terrace façades hiding different rear additions, roof work, internal openings and maintenance histories. The condition survey treats each Ladder house as its own case: chimneys, bay roofs, party junctions, underfloor ventilation and rear drainage are followed through the individual building, and nothing is assigned from the street's appearance.
Green Lanes buildings split at the shopfront
Commercial fronts with accommodation above are recorded with stepped roofs, altered openings, concealed service routes and split repair duties. The report agrees inspection coverage and legal boundaries first, so the condition of one flat is not mistaken for the condition of the building, and each defect is allocated to its interface.
Conversions are verified, not assumed
Subdivided houses are recorded as carrying added kitchens, bathrooms, extract routes and partitions behind an unchanged elevation. The survey considers visible ventilation, leakage and separation indicators within scope and directs the buyer to approvals and specialist records, converting each concealed question into a named document request.
Warehouse fabric is an assembled system
The recorded warehouse district contains brick shells with later mezzanines, rooflights and service penetrations. Where such a building is instructed, accessible frames, large openings and envelope elements are inspected as an assembled system, with fire strategy, loading and concealed build-ups referred to records or specialist input rather than guessed.
Water is followed from ridge to gully
Main slopes, party upstands, bay roofs, valleys and rear addition roofs are recorded with their gutters and outlets as one route to be reviewed before staining is diagnosed. The report traces that route to accessible drainage, and its repair schedule orders roof, rainwater and drainage work so each fix supports the next.
Recorded inspection topics
- Follow water from roof to drain
- Read openings and extensions structurally
- Test ventilation pathways
- Define flat and common-part limits
- Interrogate converted industrial fabric
Separate shared Harringay services from the unit’s fit-out
Ask the seller or managing party which records address shared roofs, drainage, plant and circulation. Distinguish those from an invoice for the kitchen, bathroom or other fittings within the unit. Identify the outside elevation and any common route needed to view the physical connection relevant to a reported problem.
For a building-wide specialist assessment, retain its author, date, scope and access limitations. Do not extract only a reassuring summary and present it as a fresh assessment of the purchase. The enquiry should state which systems serve the dwelling and which documents remain unavailable, with any separate specialist question identified before deciding what the home survey can usefully address.
Read a Harringay terrace independently of the warehouse source
If the purchase is a conventional house outside the industrial group, assemble that house’s alteration sequence afresh. Mark a removed ground-floor wall, loft room and rear kitchen addition on the current plan. Link each to the available structural drawing and completion information, keeping the seller’s recollection attributed where records are missing.
Show the bought garden, rear access and any detached structure wanted within the proposed discussion. Locate a reported crack, stain or uneven floor by room and surface. The nearby masterplan supplies a bounded industrial context; it cannot explain the construction or observed issue in an unrelated terrace, whose own fabric and documents must guide the inspection enquiry.
Make a Harringay access limit visible before instruction
For an occupied mixed-use building, list the entrances, communal stairs and external spaces that the seller can make available. Identify any route requiring agreement from a business or another occupier and the person arranging it. Mark a locked roof hatch or service room on the plan so that the limitation is known when the brief is discussed.
Do not equate an estate layout diagram with permission to enter every part of the structure. Keep lease, title and occupation questions with the conveyancer while the physical scope records the views and spaces actually offered. A defined access boundary helps connect reported problems to the evidence available without claiming an inspection of concealed or inaccessible parts.
Distinguish a Harringay redevelopment proposal from completed work
Where the sale file includes a masterplan or planning illustration, retain its date, application reference and status. Ask for the later drawings and completion records that locate the purchased unit in the building now present. Compare the actual entrance, floor arrangement and external additions with the relevant documents instead of assuming the earliest proposal was built unchanged.
Separate a quotation for future repair from evidence of work already undertaken. Identify the contractor’s actual component and address on any completion account. The survey enquiry should record discrepancies as specific questions, with the seller’s explanation attached, while documentary and legal checks examine their significance for the proposed purchase.

Harringay building survey questions
Does the Omega Works masterplan describe every Harringay home?
It concerns a named industrial setting and planning-stage context. A terrace elsewhere requires its own construction and alteration records.
What helps identify a warehouse conversion unit?
Give the unit, floor and entrance, with plans locating inserted floors, openings and accessible connections within the original building.
Does an internal fit-out invoice cover common building services?
Identify the components and premises in the account. Shared roofs, drainage and plant need their own relevant records and scope.
Can a planning diagram establish the completed layout?
Compare the dated proposal with later drawings and the building offered, retaining gaps or discrepancies as address-specific enquiries.
