Choose the report for the Hither Green decision
Choose according to construction, alterations, condition and the purpose of your instruction.
- RICS Level 2 Home Survey — a conventional home in reasonable condition, without significant complexity.
- RICS Level 3 Building Survey — an older, altered, unusual or complex home needing a fuller investigation of condition.
- Specific defect investigation — a defined concern such as damp, cracking or water ingress.
- Pre-acquisition commercial building survey — condition and technical risk for a commercial purchase or lease.
Send the address, plans and your concerns so the proposed service, inspection limits and fee can be confirmed before instruction.
Lewisham’s character study distinguishes Hither Green’s terrace and parade forms
Lewisham’s June 2019 Characterisation Study describes Hither Green through Victorian urban and suburban terrace forms with smaller estates among them. Its Hither Green section identifies small shop parades near the station; the following illustrated page distinguishes Springbank Road’s parade, Torridon Road housing, Fordel Road terraces and the former hospital setting. These are neighbourhood character examples rather than a survey of every dwelling.
Locate the purchased building and its own development sequence. The study does not establish current occupation, an individual home’s construction details or the condition of retained and later fabric.
Recorded building forms
- Five Hither Green purchase types change the survey logic
- Railway-era terraces
- Semi-detached houses
- House conversions
- Purpose-built flats
- Later infill and redeveloped sites
Locate a Hither Green home above a station-side parade
For accommodation above a shop, mark the residential entrance, stair and bought floors on the current plan. Identify whether an outside view or roof access would require entry through the business premises. State the access arrangements offered by the seller and the person responsible for opening common spaces.
Ask for conversion and repair records naming the actual building and components involved. Keep a shop fit-out invoice separate from information about the supporting floor, upper walls and roof. The character study’s parade photograph helps identify a setting, but it cannot establish how the purchased accommodation was formed or the division of maintenance responsibilities within that building.
Flats lead the mix, houses follow
The recorded ward profile shows flats as the largest accommodation group ahead of terraced and semi-detached homes. A condition instruction therefore starts by establishing whether the purchase is a purpose-built unit, a conversion or a house, because the ownership and repair trail differs for each and the statistics decide none of it.
Terraces are one building system
At a verified terrace the record follows roof drainage, party interfaces, masonry, bays, suspended-floor ventilation and rear additions as one system. The report reads the adjoining roof line and shared junctions as evidence while keeping the neighbour's concealed construction outside scope, which is where honest terrace surveying draws its line.
Paired houses, unpaired histories
Semi-detached pairs are recorded as sharing valleys, stacks and walls while accumulating different extension histories on each side. The survey distinguishes original symmetry from later work and notes what the neighbour's visible alterations mean for access and junction performance at the inspected half.
Later infill is checked by scheme
Newer homes are recorded with cavity masonry, framed roofs and proprietary components whose completion documents, warranty dates and drainage layouts belong to the specific development. The report matches those records to the scheme phase rather than inferring them from neighbours, and treats later age as no proof of a defect-free build.
Additions concentrate the water
Rear and side roofs, abutments, parapets, thresholds and drainage connections receive focused inspection in the recorded method because later work commonly concentrates water and concealed change. The report prices those interfaces first, then relates floors and altered structure to the documents that should exist for them.
Recorded inspection topics
- Roof, party line and outlets
- Masonry, bays and openings
- Addition interfaces
- Floors and altered structure
- External levels and drainage
Follow a Hither Green terrace’s rear additions in date order
Where a house has a rear kitchen extension or infilled side space, mark the earlier wall and the later opening on the plan supplied. Locate the added covering, rooflights and change in floor level independently. Ask which drawings and completion papers address each part rather than treating a finished sales plan as evidence of the supporting construction.
For a reported stain or crack at the junction, provide a dated photograph and name the affected room and surface. Retain previous investigations in full with their scope and access limitations. The enquiry should connect the issue to this house’s alteration sequence without assigning a cause from a general description of Victorian terraces.
Separate retained Hither Green fabric from newer development
If the purchase lies within a development containing older retained buildings, identify the block, unit and entrance as well as the development name. Ask for a plan locating the dwelling within the completed phase. Distinguish records for restored older structure from those for new accommodation and any later internal fit-out.
Keep planning illustrations labelled with their date and status, and request the relevant completion and warranty information supplied for the sale. A character-study image of a former institutional site does not establish the construction of every home around it. The proposed survey scope needs to follow the bought building and the evidence available for its particular parts.
Make a Hither Green roof-room enquiry specific to the conversion
Show the current stair, bought upper rooms and roof openings on the seller’s plan. Ask for the drawings and calculations relating to their introduction, with the project date retained. Locate any later maintenance account by slope, dormer, chimney or outlet so its relationship to the converted accommodation can be understood.
Identify the roof voids that can be reached safely under the proposed scope and those concealed by linings or storage. A matching neighbouring roof may have a different alteration history. Give any reported internal issue its own location and chronology instead of adopting a reassurance based on the terrace’s outwardly consistent appearance.
Keep Hither Green repair responsibility distinct from physical access
For a converted house or managed block, provide the relevant lease plan and the building records available through the seller or managing party. Identify which elevations, roofs and communal routes the documents discuss. Have the conveyancer examine responsibility and planned charges while the physical enquiry states the rooms and common spaces that can be accessed.
Separate proposed works from evidence of completed repairs. Retain the author, inspection date and stated limits on any specialist report in the sale file. A quotation for the wider building does not itself show the condition of the bought unit or confirm that the proposed home inspection covers every system serving neighbouring accommodation.

Hither Green building survey questions
Does the character study establish every Hither Green home’s construction?
It records neighbourhood forms and illustrated examples. The purchased building and each later addition need their own relevant records.
What identifies a dwelling above a parade?
Give the residential entrance, stair and bought levels, with conversion papers and the access arrangements for shared or commercial spaces.
Can a former-site photograph identify the completed development phase?
Use the actual block and unit plan with the sale’s completion records, distinguishing retained structure from newer accommodation.
Does a planned-works quotation prove repairs were completed?
Keep proposed and completed work separate, identifying the building component, supporting record and date before relying on the account.
