A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Ladbroke Grove.

Different housing phases within Oxford Gardens–St Quintin

Begin a Ladbroke Grove enquiry with the address, entrance level and building type. A tall house east of the main road and a smaller red-brick home further west should not receive an identical purchase brief. If the sale includes lower-ground rooms, explain their access and the connection between the original house and later additions.

RBKC’s October 2021 appraisal traces development from tall Victorian stock-brick terraces east of Ladbroke Grove through detached and paired houses further west, red-brick Edwardian streets and the later Hill Farm Road cottage estate. Its housing section distinguishes these phases instead of assigning a single construction pattern to the whole conservation area.

That distinction gives the buyer a practical starting question: is the accommodation part of a subdivided tall terrace, a villa pair or a smaller originally separate home? Send plans that identify the entrance and shared parts. Neither the estate name nor a red-brick photograph determines whether a wall, roof or drainage arrangement belongs solely to the dwelling for sale.

The housing phases in Oxford Gardens–St Quintin make the original dwelling arrangement useful to a Ladbroke Grove Level 2 enquiry. A flat in a tall terrace, accommodation within a paired villa and a smaller cottage-estate home should be located on their own plans. Ask which parts were designed as a separate dwelling and which were formed by later subdivision. Conventional construction in reasonable condition may support Level 2; a complicated conversion or substantial alteration can make Level 3 more appropriate. A red-brick frontage or estate name does not resolve that question.

A lower entrance beneath a raised principal floor

For lower-ground accommodation, show the front area, steps and any route to the rear garden. Request the history of changes to floor levels, lightwells and external doors. If additional space has been created beneath an original room, include the relevant design and completion records rather than describing it only as a basement upgrade.

The inspection questions concern accessible levels, moisture evidence and the junction with the building above. They do not establish the design of hidden retaining structure or a waterproofing system. A finished lower floor may need documentary explanation even where the visible rooms look recently refurbished.

For a divided house, identify the purchased entrance, stair and floor, together with roof and outside areas relevant to it. Request the conversion file and distinguish later internal changes from the original division. A repair record for another dwelling may be useful background, but it should not be treated as evidence about the bought rooms unless the component is identified. The appraisal's chronological account does not establish the quality or completeness of concealed work.

A garden extension behind an Edwardian frontage

Identify how the rear addition connects with the original rooms and which roof drains towards it. Ask whether an opening was enlarged, a side passage enclosed or a separate outbuilding incorporated. A current sales plan rarely explains the order in which these changes happened, so dated drawings are useful alongside it.

Accessible brickwork, roof junctions and internal changes of level can then be read against that sequence. The survey cannot confirm a concealed beam’s adequacy from a tidy kitchen ceiling. If the buyer intends further alteration, describe the proposal now so the report can identify relevant limitations and recommended enquiries without promising a design service.

Management papers should name the common element and distinguish proposed major works from repairs already completed. Ask the solicitor to examine the lease and contribution responsibilities alongside the survey's accessible findings. Confirm which areas can be opened for the agreed scope and record any restriction. If the buyer intends a significant refurbishment or needs a particular construction issue resolved, explain that before instruction. A proportionate Level 2 condition report and a detailed repair or design brief answer different questions, and the quotation should not leave that distinction to be inferred from the size of the private accommodation.

Ask for the lease plan, communal-repair correspondence and any information about recent roof or external decoration work. Mark storage cupboards, vaults or rear rooms included in the sale. Clarify whether the agent can arrange access to the common stair and agreed external areas, especially if separate entrances serve different homes.

A repair recommendation should relate to the accessible fabric and the agreed premises. The buyer’s share of a building bill depends on legal documents and management information. A conservation appraisal helps explain development history, but it does not evidence a particular flat’s title, consent position or present repair fund.

Home Survey questions for Ladbroke Grove

Does the appraisal describe one standard Ladbroke Grove house?

It identifies several housing phases with different scale and materials. Start from the specific street and plan, including whether the dwelling occupies a whole original building or one part of it.

What should accompany a lower-ground flat enquiry?

Send a plan showing the entrance, lightwell and rear access, plus any excavation or waterproofing records available. Explain alterations to levels and the relationship with the floor above. Decoration is not evidence of the concealed construction.

Will a recently opened kitchen need its own questions?

Identify the former wall position and provide available drawings and completion information. The accessible junctions can be considered during the survey; hidden supports may require further evidence.

Can the report establish my liability for terrace-wide repairs?

The condition findings and legal repair liability are separate. Supply the lease and actual management correspondence to the conveyancer. A physical recommendation does not allocate costs between flat owners.
