A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Mill Hill.

The Mill Hill village example in Barnet’s study

For a Mill Hill purchase, locate the home within the neighbourhood and describe its actual building form. A village cottage, an enlarged semi and a later flat need different work records. Show the house or purchased floor on the plan, separating its original accommodation from added rooms and identifying which exterior spaces can be reached.

Barnet’s May 2010 study describes Mill Hill village as a semi-rural, mainly residential conservation-area example, with large campus areas; its illustrated character description includes cottages. Printed page 122 supplies that bounded village reference. It should not be applied to all Mill Hill Broadway or Mill Hill East homes, and the age or specification of a purchased cottage cannot be inferred from an unlabelled photograph.

Tell the survey enquiry whether the property belongs to the village example or another part of Mill Hill. For a cottage that has grown over time, ask for drawings locating the original structure and each enlargement. A later apartment needs the records for its own building. The shared Mill Hill name cannot establish which roof, wall or support was altered.

A Mill Hill village cottage and a later apartment in another part of Mill Hill need separate evidence files before Level 2 is chosen. For a cottage, show its original range and each enlargement on the current plan, with the records for connecting openings and roof changes. For a flat, provide the block, unit and management information. Conventional construction in reasonable condition may support Level 2; unusual fabric or substantial alterations can favour Level 3. The village account cannot establish the age or construction of every home bearing the same locality name.

Build a sequence of the cottage’s enlargements

Where the sale describes several extensions, put the project dates on a plan with the corresponding wall lines. Ask which drawing shows the first rear addition, any side enlargement and the connection to the existing rooms. Group approval and completion papers by the work they actually name.

If the seller supplies a later refurbishment account, establish whether it altered structure or only finishes and services. A document for an enlarged kitchen need not describe a previous roof change. The buyer’s concern should remain attached to its component throughout the file. Missing records warrant a focused enquiry without assuming that every undocumented junction is defective.

Ask the seller to identify what a refurbishment actually covered and retain the date and scope of any previous investigation. A covering repaired on one addition does not explain the original roof or the support at their junction. For common fabric, distinguish proposed works from completed maintenance and let the solicitor consider responsibilities alongside the survey findings. Confirm what can be accessed and disclose any significant unresolved question or intended major project at quotation stage. A proportionate home survey should not be expected to provide an undeclared whole-block assessment, structural certification or design for future changes.

Identify outbuildings and the spaces within the sale

For a property with detached rooms or garden structures, ask which buildings are included in the purchase and which are described as accommodation. Locate their roofs, entrances and links to the main house on the plan. Explain any restricted side or rear access before the survey scope is agreed.

A repair invoice for the dwelling may exclude a detached structure. Keep the outbuilding’s alteration and maintenance account distinct, noting the views actually available. Have the solicitor consider title and approval questions for the spaces being acquired. Neither a village character photograph nor a well-kept garden can establish construction hidden inside those buildings.

Keep repair evidence separate from the wider site description

If a movement or drainage investigation is supplied, identify the wall, addition or garden structure it names. Place dated photographs beside that component and locate any later repair on the same plan. A large site can contain several unrelated work histories that should not be joined solely because one owner commissioned them.

For a later Mill Hill flat, obtain the relevant block and shared-maintenance information instead of importing a cottage’s repair questions. Name the entrance and floor and ask who can open any relevant common space. State unknown routes or inaccessible components in the enquiry so the written brief reflects the building rather than an assumed neighbourhood pattern.

Home Survey questions for Mill Hill

Does Barnet’s village description cover Mill Hill East housing?

The cited passage is the Mill Hill village example on printed page 122. It is not a description of every Mill Hill East or Broadway property. Identify the chosen dwelling and use its own building and alteration records.

Can the cottage photograph establish the age of my house?

An illustrated example does not date another property. Ask for records that identify the actual building and its changes. Avoid assigning a construction specification or age solely because the purchased home resembles a photograph in the study.

How should successive extensions be presented in the enquiry?

Show each wall line and project date on a plan, with the drawings and completion information available for that stage. Keep later internal refurbishment distinct from earlier enlargement. This helps identify which component the buyer needs to understand.

Does the house’s repair invoice include a garden building?

Only its described scope can answer that question. Request the account naming the detached structure and component. Keep its history separate from work to the main dwelling until the records establish a connection.
