Choose the report for the Southgate decision
Choose according to construction, alterations, condition and the purpose of your instruction.
- RICS Level 2 Home Survey — a conventional home in reasonable condition, without significant complexity.
- RICS Level 3 Building Survey — an older, altered, unusual or complex home needing a fuller investigation of condition.
- Specific defect investigation — a defined concern such as damp, cracking or water ingress.
- Pre-acquisition commercial building survey — condition and technical risk for a commercial purchase or lease.
Send the address, plans and your concerns so the proposed service, inspection limits and fee can be confirmed before instruction.
The Broadway is a different Southgate composition from the station
Enfield's Southgate Circus appraisal, approved in June 2015 following its 2014 review, describes The Broadway in paragraph 2.4.12. The parade follows a tight elliptical curve between The Bourne and Winchmore Hill Road, with three floors of offices or flats above shops. Its paired gables, bays, small hips, applied timbering and tile hanging contrast with the station's Modernist forms.
That dated description concerns a particular composition, not the present use or internal arrangement of every unit. For a purchase there, establish the dwelling's actual floor, rooms and entrance from current sale documents. Relate those rooms to the curved frontage and roof on the plan without assuming that the appraisal identifies concealed structure, an individual conversion or the present maintenance position.
Recorded building forms
- From Georgian village houses to planned inter-war streets
- Inter-war houses around the green
- Meadway's planned character
- Southgate Circus and station
- Landscape edges and later change
Trace the Southgate upper dwelling through its entrance and stairs
Request a plan that starts at the entrance used by the buyer and follows the stairs to the sold accommodation. Identify any shared landing, separate door or route passing other units. State who can arrange access to those common areas, and distinguish a route used to enter the flat from an area included in the agreed inspection. Where there are several addresses within a parade, keep the correct unit number on every supplied record.
If the flat was formed or rearranged by a conversion, assemble the before-and-after drawings with the relevant completion information. Mark rooms, stair changes and new openings that belong to that project. A later redecoration or shop-fitting invoice should stay separate, so the purchase enquiry does not mistake work to another unit or to finishes for evidence about the dwelling's layout and supporting construction.
Village core and circus are different eras
The record separates Southgate Green's older core, with Georgian houses among later buildings, from the 1930s circus around the station. A condition instruction places the subject in its era first, because the Green's early fabric and the interwar parades need different methods, documents and repair budgets.
Interwar motifs sit over verified walls
Arts and Crafts and mock-Tudor motifs are recorded around the green with pitched tiled roofs and bays, and the record insists the wall, roof and floor construction be confirmed rather than inferred. The survey verifies the build-up behind the styling and matches its repair advice to what is actually there.
Meadway is its own designed enclave
The record describes Meadway's planted verges and paired houses as a separately mapped identity. Where the instruction is inside it, the survey reads the designed composition with its consent context; where it is not, the report keeps that enclave's character out of the subject's file.
Bays and roof junctions are assessed together
Bay roofs, abutments, valleys, chimneys and connections to loft or rear additions are recorded for joint assessment with maintenance access in mind. The report prices those junctions as a set, because a bay repaired without its abutment, or a valley without its chimney flashing, is a repair bought twice.
Original and added work are separated first
Bonding, wall thickness, roof form and plan changes are recorded as the means of distinguishing the main phase from extensions and cosmetic reworking. The survey builds that sequence before interpreting defects, and for flats it defines the common elements whose liability the lease must settle.
Recorded inspection topics
- Distinguish original and added work
- Examine bays and roof junctions
- Read materials in their own context
- Review levels and rainwater routes
- Define common and private elements
Locate Southgate facade and roof work against the actual unit
For a claim that the block has recently had exterior work, obtain the specification naming the elevations, roof portions, windows and decorative elements involved. Mark where the bought flat sits within those drawings. Where the frontage includes tile hanging or visible timber decoration, identify which elements the contractor treated and retain any exclusions instead of extending the invoice to all surfaces seen from the street.
Put an individual window replacement, a roof repair and a wider facade scheme on separate lines in the chronology. Request completion information for each where available, including photographs showing the relevant locations. If a patch, opening or mark is a concern, connect it to the room and external elevation in the brief; an architectural similarity to nearby units cannot establish that the same repair was undertaken or that the same construction lies behind it.
Keep the Southgate flat inspection and building records distinct
For a managed building, request the seller's lease plan and the management papers describing the roof, external walls, shared stairs and any proposed works. Identify which documents apply to the particular block or parade section. A notice about possible work should remain labelled as a proposal, with its scope and date, rather than being presented as proof that the building has already been repaired.
Explain any limitations on entry to neighbouring units, roof spaces or service areas before the appointment is scoped. Where information about those places affects a purchase question, name the missing record or unavailable view explicitly. The flat's inspection and the building's documentary history can then be discussed together without suggesting that access to one dwelling establishes the condition of all commercial and residential accommodation in the Southgate composition.

Southgate building survey questions
Is The Broadway the same building group as Southgate Station Parade?
No. Paragraph 2.4.12 describes The Broadway's curved, gabled composition between The Bourne and Winchmore Hill Road. Identify the exact parade and bought unit before applying that description or requesting building-management records.
What plan helps with a Southgate flat above other premises?
Provide the bought-room layout, full entrance and stair route, unit number and any conversion drawings. Mark common landings and accommodation outside the sale so the available access and the property being acquired are clear.
Does a parade facade invoice prove every window was renewed?
Only the work description can show which units and components were included. Locate the purchased flat on the specification, ask for relevant completion evidence and retain exclusions; do not extend a general invoice to an unmentioned window or roof portion.
Can the flat visit settle questions about an inaccessible commercial unit?
The enquiry should identify those questions and the records or additional access needed. Entry to the purchased flat does not establish the condition or alteration history of another unit; keep that limitation visible when discussing the inspection scope.
