A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Southwark.

Trinity Church Square and Merrick Square: different scales

For a Southwark or Borough purchase, locate the home within the building before assembling the work file. A square-facing house, a divided floor and accommodation in a mixed-use building have different document and access questions. Send a plan identifying the purchased rooms and the common elements relevant to the enquiry.

Southwark’s Trinity Church Square appraisal describes the larger square’s terraces with three main storeys, basements and attics, yellow stock brick, stucco ground floors and mostly slate mansard roofs. Its Merrick Square section contrasts smaller houses with two main storeys and Victorian detailing. These are named square examples, not a construction specification for all of Southwark.

Use the house’s actual layout to frame the enquiry. A divided floor needs its relationship to the lower accommodation and roof made clear. Ask for the documents naming the purchased unit and the alterations that formed it rather than relying on the uniform appearance of a terrace.

The Trinity Church Square and Merrick Square examples make the complete building outline useful in a Southwark flat enquiry. Identify the purchased floor and whether its rooms extend into a basement, attic or later addition. A small flat can occupy only part of a much larger and altered structure. Supply the available conversion plan and describe known changes when discussing Level 2 suitability. A conventional arrangement in reasonable condition may fit that service; substantial alteration, unusual fabric or a need for detailed repair analysis may point towards Level 3.

Identify the attic, mansard and shared roof responsibility

If accommodation extends into the roof, mark the rooms and any changed stair on the floor plan. Request drawings for later openings or additions and identify which roof components are accessible. The square’s roof rhythm does not show what was altered behind an individual frontage.

For a flat, obtain the managing agent’s description of the roof work and the part of the building covered. Keep legal responsibility questions with the lease advice. A completion account for one roof section should not become evidence for an unseen section above another dwelling.

For a top-floor purchase, relate the accommodation to the actual roof slopes and any spaces outside the demise. For a lower home, mark the entrance and the external faces that can be accessed. Neither the appraisal's mansard description nor a sales photograph confirms how a particular room was formed. Attach work records to the named roof, wall or opening rather than treating a single refurbishment invoice as an explanation of the whole building.

Separate the basement area from the interior finish

Where the purchase includes a lower room, show the basement entrance, area or lightwell and connection to the rear on available drawings. Ask for the location and date of any water-entry investigation. Distinguish the external retaining element from the internal wall finish when assembling the repair history.

Keep a later decorative invoice separate from a remedial specification. Identify what can be viewed and which access route needs agreement with another owner. If the seller’s account is incomplete, list that evidence gap without turning the appraisal’s old observations into a current finding.

Obtain the current management account for shared roofs, rainwater goods and exterior repairs, keeping completed work separate from future proposals. The solicitor can consider the lease and financial implications alongside the survey findings. Agree access to relevant common spaces with the person who controls them and list any restriction. A home survey of one unit should not be read as a complete assessment of every flat behind the square's frontage or as approval for the buyer's intended alterations.

Read a conversion file alongside the square-facing envelope

A frontage may look consistent with adjacent houses while the internal arrangement has changed. Ask which plan identifies the present flat, any removed wall and the common stair. Date the subdivision documents separately from later improvements to windows or services.

For a mixed-use purchase, explain the location of the home above or beside another use. Keep the relevant structural opening and access questions explicit. Documents about neighbouring premises, a whole estate or a different project should be labelled as background unless their connection to this dwelling is established.

Where a conversion spans rooms at different levels, label the internal stair and any change of floor level on the enquiry plan. A drawing of the square-facing elevation can leave that arrangement unexplained. Identify which records concern the main terrace and which concern a later part behind it. If the seller has obtained advice about an opening or support, supply the full report and subsequent work account together, keeping the examined component distinct from the rest of the dwelling.

Home Survey questions for Southwark

Are the two square examples interchangeable for survey scoping?

No. The appraisal records different house scales and roof arrangements. Use the actual floor plan, accommodation and alteration file to identify what needs explanation at the purchased address.

Which record should identify an attic alteration?

Request the drawings and available completion information for the changed rooms, stair or roof opening. Keep the shared roof’s maintenance file identifiable separately from that internal project.

Does an old appraisal observation establish a present defect?

It records the document’s historical context. A current condition finding requires evidence at the subject property; neither a nearby example nor an old townscape comment substitutes for it.

Can a Southwark flat quote include a wider block question?

State the wider question and the access available in the enquiry. Agree its scope directly rather than interpreting the area-prefilled calculator as an instruction covering every shared or neighbouring part.
