South of Amyand Park Road, roof-level appearance varies

Richmond's June 2016 St Margarets guidance describes Character Area 5 south of Amyand Park Road as mainly short terraced and semi-detached runs. Its page 24 notes predominantly two-storey houses with pitched roofs, while roof-level gabled windows on Claremont Road and isolated Beaconsfield Road examples give a three-storey appearance. It also describes one- and two-storey bays, recessed entrances and some timber porches supporting balconies.

Use that account only for the named character area and the features present at the purchased address. Establish the usable floors and any altered roof accommodation from the house's current layout and project records. An apparent additional storey, decorative gable or porch photograph does not show how concealed spaces are arranged or whether an alteration has the necessary supporting evidence.

Recorded building forms

  • St Margaret's Estate villas
  • Netherton Road and smaller estate houses
  • Haliburton, Newry and nearby terraces
  • Crown Road and station-centred mixed use
  • Interwar, post-war and later apartments

Give the St Margarets roof room a documented route through the house

Where an upper bedroom or other roof room forms part of the sale, provide the drawing showing its stair, floor and relationship to the remaining roof. Ask when that accommodation was formed and retain the available project records in date order. Mark any unused void, hatch or blocked opening separately, with the access that the seller can actually offer during the visit.

If the seller describes both a conversion and later reroofing, identify the scope of each instead of combining them as one improvement. Show where a new dormer, gabled opening or replacement roof window sits on the elevation. Questions about concealed supports or altered junctions should retain their location and the documents sought; the guidance's description of roof-level appearance cannot answer those property-specific questions on its own.

Estate villas and compact terraces coexist

The record sets 1854 estate villas with gaps and gardens beside intimate two-storey terraces around Haliburton and Newry Roads. A condition instruction scales itself to the form: all elevations and grounds for a villa, party junctions and compact roofs for a terrace, with the decorative frontage never mistaken for the whole story.

Ornate roofs are diagrammed before pricing

Gables, hips, valleys, dormers, tiled cheeks and stacks are recorded for diagramming as a connected system, with loft evidence compared against exterior weathering. The report identifies inaccessible junctions for contractor access rather than assuming them sound, which is what makes its roof budget dependable.

Original joinery is repaired before replaced

Sashes, doors, porches, verandahs and shopfront elements are recorded for assessment with local repair and draught improvement considered before wholesale renewal. The survey follows that order, subject to the controls on the scheduled streets, and prices the repair route that keeps useful original fabric in service.

Side-gap additions need their records

Additions in former side gaps are recorded for review of movement clues, flashings, falls and narrow maintenance access, with the building record required to support concealed steelwork. The report treats a neat finish as no proof and requests the completion evidence that underwrites it.

Mixed-use Crown Road splits its duties

The recorded station-centred frontages combine shops, flats above and original shopfront evidence. A purchase there needs the residential demise, freeholder responsibilities, roof access and services understood alongside the visible fabric, and the report frames its findings against that tenure map.

Recorded inspection topics

  • Map ornate roof forms before pricing repairs
  • Follow façade movement through openings
  • Protect useful original joinery
  • Examine additions in former side gaps
  • Relate the plot to flood and drainage evidence

Describe St Margarets porches, balconies and bays by component

For a concern around a porch or projecting bay, photograph the entrance and the levels above it together. Identify which window, roof edge, support or balcony the buyer is asking about, and whether it is included in the purchased accommodation. Request the specification for any replacement or strengthening work, retaining the parts excluded from that project as well as the completed items.

Where a seller holds a specialist report or an earlier survey referring to that location, include the whole document and any subsequent work record. Keep its inspection date and access limitations attached to the conclusion. A recently painted surface should be described as a finish change unless records establish more; it cannot itself demonstrate the condition of a concealed connection or the extent of repairs beneath the visible face.

Connect St Margarets entrance paths and garden changes to the sale plan

Supply a plan showing the front path, bought garden and any side route used to reach the rear. Identify changes such as an enclosed porch, altered steps or a rear room where the seller reports them. If older photographs are used to explain the house, label their dates and distinguish the photographed arrangement from the one currently being sold.

For an extension project, keep the drawings naming the added rooms alongside the available completion information. List later changes to paving or drainage separately so that their locations are not lost within a general refurbishment description. Where a boundary, balcony or access route raises an ownership question, preserve it for the legal adviser rather than resolving it by resemblance to another house in the St Margarets street group.

St Margarets building survey questions

Does a Claremont Road gable establish three usable floors?

The 2016 guidance describes the appearance of particular houses. Confirm the purchased home's actual levels, roof rooms and remaining voids from its plan and alteration records; a roof-level window does not alone establish the internal arrangement.

What should I send for a converted St Margarets roof?

Provide the conversion drawing, stair and roof-room layout, available completion records and the locations of accessible hatches. Identify any later reroofing or window replacement as a separate project with its own scope.

How do I describe a concern about a porch with a balcony above?

Identify the porch, balcony and adjoining bay on labelled photographs, with the part bought and any previous repair specification marked. Retain the scope and limitations of earlier reports instead of extending their conclusions to concealed or unexamined components.

Can the character-area description settle my boundary responsibility?

No. It describes building character in a defined area. Send the relevant sale plan and access information, and ask the legal adviser to resolve unclear ownership or obligations for the particular path, wall or balcony.
