A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Stockwell.

Stockwell Park forms: Clapham Road houses and smaller streets

A Stockwell purchase brief should distinguish a tall town house, a smaller house with a side approach and a flat formed within either. Draw the accommodation boundary and identify any lower room or back extension. Those details help match the seller’s records to the actual part of the property being bought.

Lambeth’s April 2009 Stockwell Park statement contrasts tall, flat-fronted Regency town houses mainly on Clapham Road with smaller neo-classical houses around Groveway, Lorn Road, Stockwell Park Road, Stockwell Park Crescent and Durand Gardens. It distinguishes detached, semi-detached and short-terrace arrangements within that setting. The examples describe historical building form; they do not establish the condition or layout of every SW9 dwelling.

For a purchase in one of these forms, identify the whole house or individual floor and show how any later additions meet it. The address-specific alteration file should accompany the architectural context.

The contrast between Clapham Road town houses and Stockwell Park's smaller arrangements is useful when identifying the home being purchased. A Level 2 enquiry should show the complete building and the rooms included today, rather than rely on the apparent size of the front door or listing. If a tall house has been divided, request the conversion plan and locate the bought floor against the stair and common fabric. The suitability question turns on actual construction, condition and alterations; a complex conversion can require Level 3 even where the unit has few rooms.

Follow a town-house conversion through the stair and floors

If a Clapham Road-side enquiry concerns a converted floor, request the plan that identifies its entrance and the stair serving it. Show which rooms sit above or below other accommodation, and distinguish subdivision work from a subsequent rearrangement inside the flat. An attractive entrance hall does not describe the boundaries of the unit.

Ask which conversion papers are available and which parts of the larger house can be opened by agreement. Keep an unresolved separation or shared-wall question explicit for the appropriate discussion. Another floor’s recent refurbishment should not be used as the purchased flat’s alteration record.

For lower accommodation, identify the entrance, outside levels shown in available records and the external areas the agent can open. For upper accommodation, relate roof work and any altered chimney or opening to the purchased rooms. A local architectural account is a starting point for those questions, not evidence of damp, movement or concealed support. Provide past reports and repair papers for the specific component, keeping a seller's explanation separate from a documented investigation.

Show the side approach and enlarged back rooms together

For a smaller detached or semi-detached Stockwell Park-side house, put the side passage, rear addition and relevant boundary on the enquiry drawing. If an extension uses a former access strip, ask for the plan showing the changed route and how the new roof joins the house. Record the actual project date rather than treating every added room as one phase.

Request access arrangements for the side wall or garden-facing junction raised by the buyer. Identify any obscured area in the scope before the visit is agreed. Responsibility for a boundary or shared arrangement needs the relevant property papers and legal advice alongside the physical description.

Where a roof or wall is shared, ask for the building's current maintenance information and any proposed major-works schedule. The conveyancer should consider the lease and potential liabilities alongside the condition report. Explain planned changes before selecting the survey, and agree additional investigation if a defined unresolved question needs it. A Level 2 instruction should not be assumed to include opening up finishes, certifying another flat's works or designing the buyer's next alteration.

Connect lower-room accounts with the room’s alteration history

Where a Stockwell sale includes lower accommodation, locate its floor level, entrance and lightwell on any available section. Ask whether the seller’s account concerns an original room, a later extension or a changed use. A damp treatment certificate should be labelled by the wall or space it addresses, with its date.

Place drainage investigations and recorded water-entry events beside that room’s layout. Keep them distinct from work to the front garden or upper facade. Missing external access or earlier sections should remain visible in the decision file, so that a purchaser can discuss the unanswered issue before exchange.

Where the home retains a connection to a larger house, ask the seller to explain which doors, stairs and passages are now private and which remain common. Show an altered connection on the drawing even if it has been covered by finishes. The detached, paired and terrace forms recorded around Stockwell Park are context for these questions, not proof of the modern subdivision. The proposed visit should follow the purchased accommodation and the access actually offered for it.

Home Survey questions for Stockwell

Do the Stockwell Park examples establish every SW9 home’s construction?

They distinguish named historical forms around Clapham Road and the smaller conservation-area streets. Describe the purchased house or floor and its additions separately; the statement is not a current condition assessment.

Which plan helps with a town-house flat?

A subdivision plan should show the unit entrance, serving stair and relationship to neighbouring accommodation. Later kitchen alterations need their own records, rather than being treated as evidence of the whole conversion.

What should a side-extension enquiry show?

Include the former access strip, present boundary and roof connection on the available drawing. Identify the relevant project date and any wall or junction that cannot be reached for the agreed visit.

How should a lower-room treatment certificate be used?

Label it by the room and wall it names, alongside floor levels, drainage findings and the alteration chronology. It should not be treated as an explanation of unrelated work to the frontage.
