A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Vauxhall.

Fentiman Road’s western frontage: contrasting recorded forms

For a Vauxhall enquiry, identify the actual inland house, converted unit or other building being purchased. Show how the home relates to its frontage, lower rooms and later additions. Keep a separate list of shared elements requiring access so that the scope is grounded in the dwelling rather than a broad riverside description.

Lambeth’s September 2016 Vauxhall statement distinguishes early stucco villas with three storeys and basements on the western side of Fentiman Road from later nineteenth-century terraces. It identifies the red-brick Queen Anne group at numbers 105–129 separately. These passages describe a particular frontage in a historical statement; they do not cover every Vauxhall street or confirm current condition.

Identify which building form the purchase resembles and supply documents for its own changes. Work to a stucco villa frontage should not be described using a repair schedule for an unrelated red-brick terrace. Label the material, elevation and project date when asking about earlier external work.

A Level 2 enquiry for Fentiman Road should identify the actual frontage and purchased accommodation, distinguishing a villa conversion from a later terrace arrangement. Provide the current floor plan with the bought rooms, entrance and any basement marked. The statement's architectural contrast does not establish the construction behind an altered interior. Level 2 may be appropriate for a conventional home in reasonable condition; extensive changes, unusual fabric or a need for fuller investigation can lead to a Level 3 discussion.

Explain the lower-to-upper arrangement of a villa conversion

For a converted villa floor, show the home’s route through the building and any lower room included in the sale. Ask for the available conversion plans, keeping later kitchen or bathroom alterations in a separate group. A room count does not explain a changed stair or opening.

Locate shared roof and wall areas that matter to the concern, with the person who can authorise access identified. Where the purchase includes only part of the house, the instruction should distinguish the purchased accommodation from any wider investigation being requested.

If the flat occupies a lower level, locate it against the entrance and external areas shown in the available papers. Request the documents for any changed access, window opening or room layout. A reported water-entry issue needs its location, chronology and prior investigation supplied without assuming that every basement shares the same cause. For upper rooms, identify which roof, bay or external junction a repair account concerns and retain the exclusions from that work.

Give frontage repairs a material and a date

Ask whether a previous repair concerned brick, stucco, joinery or a rainwater component. Keep the specification with the relevant photograph or elevation, especially if a general invoice also includes interior decorating. The finished appearance can be recorded without assuming what preparation or concealed work was undertaken.

Where the seller relies on a warranty or contractor statement, identify the component and scope it names. Bring an unanswered question about the original fabric to the brief directly. A record for another terrace house should remain separate unless its relevance to this building is demonstrated.

Agree common-part and exterior access with the controlling owner, manager or agent before the visit. A photograph taken through a neighbouring garden may show a component without establishing that an inspection view will be available. The quotation should identify the premises covered and explain limitations. Provide records for altered support or shared structures where they affect the bought rooms, leaving unresolved documentary questions visible rather than treating a refurbished finish as verification.

Distinguish a lower-room leak from an upper-envelope repair

For reported water entry, ask the seller to locate the affected room and date the episode. A section drawing can help distinguish the lightwell, lower wall and back addition from the main frontage. Keep subsequent fitting-out work identifiable separately from the investigation.

Compare the repair account with the part that can actually be viewed. If a shared roof or garden face is unavailable, mark the missing view in the purchase questions. The condition brief and the solicitor’s responsibility questions should each state what remains unresolved.

For leasehold accommodation, the solicitor should examine the division of repair obligations and any actual major-works papers. The survey's observations can inform that review but do not determine legal liability. A newer apartment elsewhere in Vauxhall needs its own block records rather than the Fentiman Road example. State substantial future work separately, so the chosen home survey is not mistaken for a complete block assessment, an intrusive investigation or permission to alter the building.

Level 2 fees for Vauxhall

1. Which survey do you need?
2. What kind of property is it?

Indicative ranges from our published London fee bands — every instruction is confirmed by a fixed written quote before you commit. Fees vary with size, complexity and access. See the full guide to building survey costs in London.

Home Survey questions for Vauxhall

Does the Fentiman Road passage cover the whole conservation area?

It is a locator about the western frontage and particular groups. Another street, villa or block needs its own address-specific evidence; the passage is not permission to alter the purchased home.

Should a villa conversion enquiry name the entrance route?

Yes. Provide the plan identifying the unit, stair and any lower rooms included. Explain which common spaces are relevant and who can arrange entry before relying on access to them.

What should accompany a claim of stucco repair?

Request the elevation, work date and specification for the repaired component. Keep unrelated painting, joinery and internal finishes identifiable so that the repair account remains precise.

Does the Vauxhall calculator give inspection or report durations?

It retains the indicative fee and written-quote route. Discuss timing for the proposed instruction directly; no duration is inferred from the chosen area or building type.
