North End Road's house and shop layers need distinct evidence

Get Planning & Architecture's August 2021 Heritage Statement for 112–114 North End Road reproduces a council Character Profile passage about neighbouring nos. 106–110 in paragraph 6.6. That passage describes originally two-storey stock-brick houses beneath a shared, shallow hipped slate roof, followed by shop additions and changes at no. 110. The checked source is the reproduced council passage in that dated application document.

Use this account only for its named group, without adopting the applicant's assessment of a development proposal or assuming that it was built. For a purchase there, establish the current dwelling, roof portion and entrance from the sale documents. A historical description of houses behind shop extensions cannot identify today's internal divisions, common fabric or the condition of an individual West Kensington unit.

Recorded building forms

  • Victorian terrace rows
  • Mansion blocks
  • Converted period buildings
  • Victorian warehouse edge
  • Olympia and civic landmarks

Trace the West Kensington dwelling's route through altered premises

Supply the purchased-room plan, unit number and full route from the street, including stairs and landings that are common to other accommodation. Identify doors, passages and roof areas controlled by another occupier where they affect the offered visit. Ask the seller to name the person who can arrange entry, keeping requested access separate from access that has actually been confirmed.

Where the dwelling was created or reorganised, collect the conversion drawings and available completion records for that unit. Mark the relationship to commercial rooms below or beside it without assuming their layout from a frontage photograph. The survey brief should show which questions depend on another space; entry to the bought accommodation cannot establish the condition or alteration history of a room that remains inaccessible.

Terraces, blocks and warehouses share W14

The record sets three- and four-storey terraces beside five-storey mansion blocks and a warehouse edge. A condition instruction names the subject's type first, because parapeted terrace roofs, communal block envelopes and industrial-scale fabric are three different survey problems.

High enclosure is followed honestly

Roof coverings, parapets, copings, cornices and outlets are recorded for following from safe viewpoints, with areas hidden by height identified rather than cleared. The report uses interior evidence to extend its reach and says plainly which high fabric would need access equipment to verify.

Mansion-block flats split their fabric

Communal entrances, façades, roofs and service arrangements are recorded as management-controlled fabric distinct from the demise. The survey relates the unit to the accessible common parts, reports disrepair outside the demise as evidence for management action and directs liability questions to the lease.

Windows sit at a legal boundary

Frames, sills, seals and adjoining finishes are recorded for review, with responsibility for window repair checked against lease and consent evidence rather than assumed. The report treats each window as both a weathering component and a liability question, and answers the two separately.

Altered rears and services need verification

Rear infill, roof additions, terraces and rerouted services are recorded for examination of support, drainage and weathering consequences, with concealed structure and compliance needing records or specialist assessment. The survey converts each into a named enquiry so nothing material rides on appearance.

Recorded inspection topics

  • High-level enclosure
  • Façades and projecting detail
  • Windows and internal perimeter
  • Conversion and common parts
  • Altered junctions and services

Separate West Kensington shop-extension roofs from the main house

If a front or rear extension adjoins the bought dwelling, locate its covering and junction with the main wall on photographs and the sale plan. Request the relevant work specification when the seller reports reroofing, altered drainage or a rebuilt junction. Keep that work distinct from a project affecting the main roof, with each invoice tied to its actual location and included components.

For a shared roof arrangement, obtain the management or ownership documents used to identify responsibility, together with the records of proposed and completed works. Retain uncertainty about an unseen connection instead of resolving it from the historic character description. A view of a shop extension or parapet cannot establish which hidden roof portions serve the purchased West Kensington rooms or whether another occupier's maintenance programme included them.

Keep West Kensington planning proposals separate from purchase evidence

Where a planning document is supplied with the sale, identify its address, application reference, date and status. Distinguish drawings for proposed accommodation from records showing what was actually completed. Ask for the work and completion file if the seller attributes a present arrangement to that application, leaving any gap between the proposal and the bought layout clearly identified for further enquiries.

Keep statements about the effect of a scheme on heritage or neighbouring buildings attached to their author and original purpose. They should not become findings about the condition of the purchased dwelling. Questions about permissions, rights and shared obligations belong with the relevant purchase records and legal advice; the cited North End Road application passage supplies dated architectural context, not proof of approval, construction or compliance at another West Kensington address.

West Kensington building survey questions

What is the source for the North End Road house and shop description?

It is the council Character Profile passage reproduced in paragraph 6.6 of the August 2021 Heritage Statement. The passage concerns nos. 106–110; it does not establish the outcome of the neighbouring application or the present condition of a dwelling.

What plan helps with a West Kensington home above commercial premises?

Provide the bought-room layout, unit number and full entrance route. Identify common landings and rooms controlled by other occupiers, stating who can arrange access and which spaces remain unavailable for the proposed visit.

Does work to a shop-extension roof cover the main West Kensington roof?

Read the specification for its actual location and included components. Keep each roof project distinguishable, with drawings of relevant junctions and documents identifying responsibility for shared parts where that question affects the purchase.

Can application drawings demonstrate that a West Kensington conversion was completed?

They show the proposal described by the application. Request the records of actual work and available completion evidence, and compare them with the present sale plan before treating that proposed arrangement as the bought accommodation.
