Choose the report for the West Norwood decision
Choose according to construction, alterations, condition and the purpose of your instruction.
- RICS Level 2 Home Survey — a conventional home in reasonable condition, without significant complexity.
- RICS Level 3 Building Survey — an older, altered, unusual or complex home needing a fuller investigation of condition.
- Specific defect investigation — a defined concern such as damp, cracking or water ingress.
- Pre-acquisition commercial building survey — condition and technical risk for a commercial purchase or lease.
Send the address, plans and your concerns so the proposed service, inspection limits and fee can be confirmed before instruction.
Norwood High Street's cottages and corner building have distinct forms
Lambeth's November 2020 draft West Norwood appraisal describes nos. 9–19 Norwood High Street as a two-storey stock-brick cottage terrace in paragraph 3.70. The next paragraph describes no. 21's corner-shop form, parapet and concealed roof. These are draft architectural accounts of named buildings; the document's historical and boundary statements are not a substitute for current address checks.
For a purchase in this group, establish the present rooms, entrance and alterations from the sale file. Locate the bought building's frontage and corner separately rather than applying the terrace description to every element. Neither a former commercial detail nor the draft's account of a concealed roof establishes current use, the construction hidden behind a parapet or the condition of the accommodation being acquired.
Recorded building forms
Post-war or newer construction is assessed on its own materials and details—cavity walls, concrete or timber floors, flat roofs, seals and communal elements—not through a Victorian terrace template.
- Five West Norwood building contexts need different evidence
- Modest bay-fronted terraces
- Larger villas and semis
- Norwood Road mixed-use fabric
- Later houses and estates
- Converted houses and purpose-built flats
Identify West Norwood frontage conversions by room and opening
If the seller reports conversion from other premises, request the drawings for the bought unit and the records of the work undertaken. Show the current entrance, front rooms and any changed openings on the enquiry plan. Distinguish replacement joinery within an existing opening from a change to the opening itself, keeping the relevant specifications and completion evidence with the component they describe.
For a corner building, label photographs by street elevation so a report or repair invoice can be located accurately. Identify which parts of the frontage the project excluded, including any unexamined wall behind a finish. A visible former fascia or curved corner can help describe a location, but cannot decide when the dwelling was reorganised or whether changes behind the frontage followed the same programme.
The spine and the streets are different files
The record centres the designation on the cemetery and its civic spine while the surrounding streets hold terraces, villas, estates and homes above shops. A condition instruction keeps those files separate, using the live boundary for consent context and the subject's own fabric for everything else.
Bay cottages are checked at their bays
The recorded two-storey bay-window cottages on Robson Road put bay roofs, supports, party interfaces and floor ventilation at the front of the inspection. The survey checks the actual rear arrangement behind each compact frontage and declines to extend the description beyond the mapped streets.
Villas hide their scale behind frontages
Larger houses are recorded as carrying more roof slopes, cellars and service zones than the elevation suggests, with division and inaccessible common areas raising the document count. The report maps that hidden scale, agrees access in advance and lists what remained out of reach.
Later stock is assessed on its own terms
Post-war and newer construction is recorded for assessment on its own materials — cavity walls, framed floors, flat roofs, seals and communal elements. The survey drops the period template, reads the actual assembly and directs warranty and management questions to the records that govern them.
Levels and springs prompt checks, not fear
The record notes local topography and historic spring references as reasons to check levels, drainage and property history rather than assume a water problem. The report reads the plot's own falls, gullies and lower rooms and keeps neighbourhood water lore out of the condition findings.
Recorded inspection topics
- Main roof, rear roof and rainwater
- Bays, walls and external joinery
- Extension and opening seams
- Lower levels and ventilation
- Grounds, retaining elements and drains
Give the West Norwood parapet and concealed roof a defined enquiry
Where a roof is hidden from street level, state which other viewpoints or roof-space access the seller can offer. Provide a drawing locating the bought roof portion, outlets and adjoining structures where records are available. Keep an unavailable external view explicit instead of allowing a photograph of the parapet to stand in for evidence about the covering or junctions behind it.
Collect the full earlier report and subsequent work file if the seller refers to a roof leak or repair. Identify the room, roof portion and date concerned, with exclusions and proposed follow-up retained. A shared maintenance record should name the relevant building components; it cannot establish that a repair to another roof area resolved a question affecting the purchased West Norwood rooms.
Set out the West Norwood rear plot and access limitations
Use the sale plan to show bought rear accommodation, gardens and secondary structures that the buyer wants considered. Identify any passage or neighbouring land needed to reach an external view, and explain who can authorise that access. Keep the physical route separate from questions about rights or maintenance responsibility, which require the relevant purchase documents rather than an inference from an open gate.
Where a rear addition or internal opening has changed, attach the project drawings and records locating that alteration in the bought building. A corner-shop description should not be extended to a later rear structure whose history is undocumented. Make unclear building phases and inaccessible junctions explicit in the instruction, so they remain defined purchase questions without becoming assumed defects or an implied survey of adjoining West Norwood property.

West Norwood building survey questions
Does the West Norwood draft describe no. 21 as another cottage in the terrace?
It gives the corner building a separate architectural account, including a parapet and concealed roof. Establish the actual purchased rooms, current use and alteration history independently of that draft description.
How should I describe a West Norwood former shopfront conversion?
Provide the current room and entrance plan with the conversion drawings and available completion record. Identify altered openings and label corner photographs by street elevation, retaining the parts excluded from reported work.
What if the West Norwood roof cannot be viewed from the street?
Explain the other viewpoints and roof-space access being offered, with the relevant roof drawing and earlier work file supplied. Keep any unavailable view explicit; the parapet photograph does not establish the covering behind it.
Does a rear gate establish permission to inspect adjoining land?
Confirm who can authorise the access and provide the purchase documents relevant to rights or responsibility. Mark the desired route separately from the bought plot, leaving unavailable external views identified as limitations.
