Case Study

Building Survey, Barnes, London SW13

The brief

A prospective purchaser needed a clear understanding of the condition of this three-storey, semi-detached house and the work to consider alongside a planned refurbishment. The inspection covered the accessible building fabric and services, with particular attention to water management and previous maintenance.

Our work

Our survey found no evidence of significant structural movement, but identified a series of repair priorities. Defective weathering to the front balcony was associated with deterioration in the porch below. Roof drainage, external joinery and other exposed details also needed attention. We highlighted exposed electrical conductors and the need to investigate fire separation between the integral garage and the room above.

The outcome

The report set out immediate safety actions, targeted investigations and a practical maintenance programme. It gave the purchaser a basis for planning refurbishment in a sensible order: address safety and water entry, establish concealed conditions where necessary, and then repair internal finishes.

Scope and limitations

  • Visual, non-intrusive inspection of the accessible building fabric and services only.
  • Concealed conditions were not established at inspection; the report recommended targeted investigation where necessary.
  • This account describes the issued survey only and does not claim completed repairs or a completed purchase.
