Roof Report and Draft Schedule of Works, Clerkenwell, London EC1V

The brief

The property manager required advice on defective roof areas within a complex urban roofscape. The instruction needed to identify the work required and provide a basis for developing comparable contractor proposals.

Our work

We distinguished the stepped rear flat roofs from the separate front parapet-gutter system. The rear areas needed to be considered together because of their shared waterproofing interfaces. The front gutter required an assessment of falls, outlet capacity and overflow arrangements; a surface coating alone would not address the underlying drainage geometry.

The outcome

The technical report was accompanied by a draft schedule covering strip-up, roof build-up, drainage, junctions, inspection and testing. Concealed deck condition, dimensions and discharge routes were identified as essential pre-construction checks. This provided a defined basis for developing the specification and progressing a separate procurement appointment.

Scope and limitations

  • Concealed deck condition, dimensions and discharge routes were not confirmed and were identified as essential pre-construction checks.
  • The draft schedule of works requires authorisation before tender issue.
  • This account covers the roof report and draft schedule only; procurement, contract administration and any works are outside it.
