Is a lender valuation the same as a home survey?
No. A lender valuation is prepared for lending purposes and is not a substitute for an independent survey of the property condition. A RICS home survey is for your benefit as the buyer.
Separate the lender's lending decision from the buyer's need to understand condition, defects and next steps.
Where further evidence may be needed
When do I need a Level 3 Building Survey instead?
Choose Level 3 where the property is older, listed, extended, converted, visibly defective, unusually constructed or planned for major works. For the full scope, read the dedicated Level 3 Building Survey page rather than relying on a Level 2 overview.
Turning the answer into a next step
Can the survey identify whether further investigations are needed?
Yes. Where visible signs suggest a more complex issue, the report can recommend targeted further investigation, such as drainage, structural engineer input, or specialist damp or timber advice.
What to do next
Treat the lender valuation as a lending document.
Use an independent home survey for the buyer's condition advice.
Choose Level 2 or Level 3 to suit the property.
Use survey findings before exchange.
Three documents, three different roles
Tell us at enquiry if you also need a market valuation; HCS provides that through the property valuation service as a separate instruction. An insurance reinstatement assessment estimates rebuilding cost rather than market value and is separate again. Where a survey identifies signs of a more complex problem, use its recommendations to scope targeted investigation before making the next purchase decision.
Use the survey chooser for the condition-survey decision and the valuation service for a separately agreed valuation brief.
| Document | Purpose and next step |
|---|---|
| Lender valuation | The lender uses this document for its lending decision; it does not replace independent advice on the property condition. Arrange a mortgage valuation through your lender where one is required. |
| Level 2 Home Survey | Level 2 gives the buyer condition ratings, defects and risks, with concise next-step advice for a conventional home in reasonable condition. Discuss whether the property is conventional, reasonably maintained and free from obvious movement or heavy alteration before settling on Level 2. |
| Level 3 Building Survey | Level 3 provides a more detailed account of construction, defects, likely causes and the repair or investigation needed for an older, altered or unusual property. Consider Level 3 for listed, converted, extended, visibly defective or unusually constructed buildings, and where major works are planned. |

What is a RICS Level 2 Home Survey?
A RICS Level 2 Home Survey is a mid-level homebuyer survey for conventional houses and flats in reasonable condition. It uses RICS condition ratings, highlights defects and risks, and gives concise next-step advice before exchange.
Can the report help before exchange?
Yes. Most buyers instruct a survey after an offer is accepted and before exchange of contracts, so the findings can inform the decision to proceed, the price, and any conditions. We agree timing with you when you instruct so the report supports your transaction timeline.
When is a Level 2 survey usually enough?
A Level 2 survey is usually proportionate for a modern or conventional flat, maisonette or house that appears to be in reasonable condition, has no obvious structural movement, and has not been heavily altered. We still check your property details before recommending it.
