Contract planning in Brockley
Documented building context
Lewisham’s Brockley character appraisal identifies Wickham, Breakspears, Tressillian and Tyrwhitt Roads as the main wide streets containing larger houses and villas. Its spatial account describes long back gardens and service mews behind some of those streets. The mews passage notes that historical stabling was limited and illustrates lanes, garages and rear elevations. This is context for the conservation area described in the document.
Existing-building records for the tender
Keep plans for a recent garden building separate from the main villa’s file. Mark any connection between their services or drainage, and request the available description of the work. The appraisal’s historical lane account supplies setting; current access and the structure’s construction need their own records and site observations.
For a Brockley house with long gardens, ask for a site drawing locating the main walls, rear additions, boundary structures and trees relative to reported damage. Attach a movement investigation to the building element it concerned. A broad description of repairs across the whole garden may leave the house’s own history unclear.
Brockley tender and contract decisions
A Brockley villa project should locate the back range, garden and any mews-facing work on the same issued site plan. Lewisham's account identifies long plots and service lanes in parts of the area, but it does not grant access through them. Ask the client to establish the rights and practical arrangements for the proposed route. Tenderers need to know where materials may be delivered, where waste can leave and which areas must remain available to residents before pricing the sequence.
For an alteration within a subdivided house, identify the dwelling and the shared structure affected by the design. Separate internal fit-out from repairs to the main roof, external wall or garden-side addition. State the investigation required where a proposed opening meets existing fabric, and name the adviser responsible for the resulting detail. Keep the opening-up evidence and instruction together when assessing a changed quantity or method under the chosen JCT form. The documented villa pattern does not prove that every conversion has the same supports or alteration history.
What should the Brockley tender and completion file make clear?
Boundary work and garden structures should not disappear inside a general external-works allowance. Locate the fence, wall, garage or outbuilding actually included, identify any adjacent features to protect and obtain the necessary specialist advice before work is specified. Agree inspection points for foundations or connections that will become hidden. The handover schedule should distinguish completed contract work from excluded landscape or neighbouring elements and should link guarantees and as-built information to the correct structure. A description of historic mews activity is not evidence of current ownership, responsibility or permission.
