Contract planning in Bushey
Documented building context
The 2008 Bushey High Street appraisal describes groups of two-storey terraced houses on Park Road and Glencoe Road, with small front gardens and long narrow rear plots. It also records detached buildings close to rows on Park Road. These are distinctions within the appraisal area, not evidence that every house has the same rear arrangement or construction history.
The appraisal records a less regular pattern on Falconer Road, including cottages set at right angles to the street with long gardens in front of them. That example shows why the postal frontage may not explain the way a Bushey property is arranged. It does not establish ownership of a passage, garden or parking space at the instructed address.
For the central High Street, the appraisal describes adjoining properties on the pavement edge, often with commercial ground floors and residential use above. It records rear courtyards reached through paths and openings, including Cow Lane. The account is historical townscape evidence; the use and accessibility of the building included in the instruction must still be established.
The 2008 appraisal describes the historic core around the church and village green, as well as later frontage and residential groups. It also discusses boundary changes as proposals. Use its architectural evidence with its date in mind and check current council maps and property records before applying any designation or policy assumption to the project.
Bushey tender and contract decisions
A Park Road or Glencoe Road project should locate rear work along the actual narrow plot. Confirm the access route, storage position and areas that remain occupied, then issue those assumptions to every tenderer. A detached building beside a terrace requires its own elevation and junction details; the appraisal's description is not a common measurement for the whole group.
Where Falconer Road accommodation faces across a plot rather than directly onto the principal street, define the entrance and external work boundary on the contract plan. Separate an agreed delivery arrangement from any private access right that the client's advisers still need to establish. If the sequence later changes, retain the request, the agreed instruction and the evidence relevant to a JCT time or valuation assessment.
What should the Bushey tender and completion file make clear?
For High Street work involving upper accommodation and a rear courtyard, divide the schedule into the actual roof, frontage and access packages. Identify temporary weather protection and inspection before concealed junctions are closed. Handover information should name the repaired component and building reference, with outstanding work allocated accordingly. A historic appraisal cannot confirm present occupation, condition or which party is entitled to instruct work beyond the defined site.
