Choose the report for the City of London decision
Choose according to construction, alterations, condition and the purpose of your instruction.
- RICS Level 2 Home Survey — a conventional home in reasonable condition, without significant complexity.
- RICS Level 3 Building Survey — an older, altered, unusual or complex home needing a fuller investigation of condition.
- Specific defect investigation — a defined concern such as damp, cracking or water ingress.
- Pre-acquisition commercial building survey — condition and technical risk for a commercial purchase or lease.
Send the address, plans and your concerns so the proposed service, inspection limits and fee can be confirmed before instruction.
Cloth Fair and Middle Street: old references within different building generations
The City’s Smithfield conservation-area document records late twentieth-century red-brick houses at 24–37 Cloth Fair with projecting windows recalling the seventeenth-century examples at 41–42. On Middle Street it identifies a former warehouse at number 23 through its surviving crane and blocked loading opening. These named examples show why appearance and historic reference should be distinguished from a building’s actual construction history.
Locate the purchased home within its own building and obtain the conversion or alteration sequence. The streetscape account does not establish current occupation, structural condition or the extent of an individual lease.
Twenty-eight conservation areas and hundreds of listings require an address search
The Corporation's current conservation page lists 28 separately defined areas and links individual character summaries or management strategies. Bank, Bishopsgate, Bow Lane, Smithfield, Foster Lane, Fleet Street and other areas have different character and controls. The City boundary or an EC postcode does not place every property in a conservation area.
More than 600 listed buildings and numerous scheduled monuments make live designation and archaeological searches important, but proximity is not status. The legal list entry, exact address and extent must be reconciled with the Corporation's records. Archaeological sensitivity informs proposed ground work; it does not diagnose foundation condition.
The Barbican and Golden Lane have dedicated listed-building management guidance. Elsewhere, office-to-residential conversion is subject to City-wide Article 4 planning control. Heritage, planning, lease and estate approvals can overlap but answer different questions. A survey can flag them, not determine or grant consent.
A building survey can identify where heritage or alteration questions affect repair advice, but it does not grant consent or replace the council, title and solicitor checks for the exact address.
Read a City conversion vertically as well as by flat number
For a dwelling in a former commercial building, mark the bought rooms on a section through the whole structure if one is available. Identify where a new floor, stair or service route was introduced during conversion. Ask for the drawing that explains a former loading opening now enclosed within the home.
Keep evidence about the outer wall separate from evidence about internal subdivision. A façade restoration specification may say little about later floor construction or services. List the documents that are absent and the common spaces that can be accessed, so the proposed visual inspection has a clear boundary.
Trace a projecting window to its own supporting detail
Where the City purchase includes an oriel or another projecting element, identify the rooms it serves and the outside elevation from which it can be seen. Ask which components were included in recent glazing, joinery or weatherproofing work. A resemblance to older windows nearby is architectural context rather than evidence of the same construction.
If the projection crosses a space outside the demise, give the surveyor the lease plan and the managing agent’s contact details supplied for access. Have the conveyancer establish the relevant repair obligations. Keep those legal responsibilities distinct from any physical condition observed during the visit.
Bring the building file into a City apartment enquiry
Ask the seller or managing agent for the most recent available schedule of external repairs, identifying the roof, elevations and communal routes it covers. For an occupied building with shops or offices below, show how the residential entrance relates to those premises. State any limit on entry to shared plant or roof areas before agreeing the brief.
Separate a quotation for future works from evidence of completed works. Retain the date, author and building address on any specialist assessment supplied with the sale. Its conclusions should be read within its stated purpose; a home inspection cannot automatically adopt responsibility for every system serving the larger building.
Compare City building records without merging their separate purposes
For a City apartment, create a short document index naming the building, report author, inspection date and subject of each record. Distinguish a façade survey from a fire-safety assessment, a roof quotation and a general maintenance schedule. Identify the pages that concern the elevation or common route adjoining the bought accommodation. A bundle assembled for the building may include several different inspection scopes.
Ask the managing party which recommendations have been completed and what evidence supports that account. Retain any stated limitation on access or concealed components in the original report. Where two records appear inconsistent, quote the specific component and dates in the enquiry rather than selecting the more reassuring conclusion. The proposed home survey can then be scoped around the available evidence, with any separate specialist question identified explicitly. This document exercise does not confirm the safety or condition of building-wide systems, or replace the conveyancer’s examination of obligations and proposed charges.
City of London building survey questions
Can historic-looking City windows date the whole building?
The Smithfield examples include later houses drawing on earlier forms. Use the specific building’s records to establish its construction and alteration sequence.
What helps with a former warehouse apartment?
Locate the dwelling within the original structure and supply conversion drawings that identify inserted floors, changed openings and shared circulation.
Who confirms responsibility for a projecting window?
Provide the lease and building records for the conveyancer to establish responsibility, alongside the surveyor’s questions about visible fabric and access.
Does a planned-works estimate prove repairs were finished?
An estimate describes intended work. Completion records and the actual condition of the relevant building components need separate consideration.
