A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Croydon.

East India Estate: follow the plot through to the back

Croydon's East India Estate appraisal describes a grid of six north–south roads between Addiscombe Road and Lower Addiscombe Road. It records deep rectangular plots, with different widths for detached houses, pairs and terraces. This is a description of that estate's layout, not a plan of every Croydon property.

For a house in this group, mark the original building, side additions and garden structures on the sales plan. Ask which side passage can be used during the inspection and whether it reaches the rear wall. A front photograph may show a clear gap between houses while the route at ground level is occupied by a garage or extension. Give the agent a list of gates and doors that need opening. Keep any unviewed rear junction explicit in the report rather than filling the gap with assumptions about the neighbouring plot.

A Level 2 enquiry for an East India Estate house should identify which structures on the deep plot are included in the proposed inspection. Show the main house, additions and separate garden buildings on one plan, with the access currently available. A plot description does not establish the construction or condition of each structure. Conventional accommodation in reasonable condition may warrant Level 2; extensive alterations or a need for detailed repair advice may instead support Level 3.

Outram Road pairs and later blocks need different briefs

The estate appraisal illustrates three-storey paired houses on Outram Road and distinguishes later flat blocks with larger footprints from the original houses. It also records taller buildings on Addiscombe Road and the western streets. Those differences help frame an enquiry, but do not establish the construction or condition of a particular conversion.

If you are buying one floor of a former house, show how the flat sits beneath the roof and above any lower accommodation. Request conversion plans and identify communal stairs, cellars and external areas available for viewing. For a purpose-built block, obtain the building's own plans and management information rather than borrowing details from the villas beside it. Ask who will arrange access to shared components relevant to the purchase. A survey of the instructed flat should not be presented as a complete inspection of every dwelling or concealed part of the block.

If the purchase concerns an upper flat near the town-centre examples, use its own building and management records rather than the villa plot model. Identify the entrance and common fabric, then ask which roof or external works concern that unit. The solicitor can examine responsibilities alongside the survey findings. State a major future project separately so the purchase-condition brief is not confused with designing or approving the next alteration.

George Street: read the upper frontage separately

The Central Croydon appraisal records varied gables and dormers on George Street, with red brick and terracotta among its historic materials. It separately describes the interwar group at 25–45 George Street. A single shopping street therefore supplies several building forms, rather than one standard construction detail for accommodation above commercial premises.

Where a flat has a decorated high-level frontage, ask which cornices, window surrounds and roof edges can be seen from the available positions. If the shop below has been altered, obtain the drawings relevant to the upper accommodation and any changed openings. Identify the entrance serving the flat and whether access through the commercial unit is proposed or actually agreed. High-level ornament and a refurbished shopfront answer different questions; neither should be used as evidence that an inaccessible part has been examined or that supporting work is documented.

Connect the repair question to the correct planning record

The two appraisals cover distinct conservation areas: the formal East India Estate and the town-centre streets of Central Croydon. Use their maps to orient the enquiry, then check the exact address in current council records. Do not apply a conservation-area description to an unrelated Croydon street or read an old management proposal as a present permission.

If your purchase depends on enlarging a villa, opening a ground floor or changing an upper-storey window, describe that proposal alongside the defects or alterations you want investigated. Request the existing approval drawings and completion information for the relevant part. Ask the conveyancer to establish the documentary position while the survey addresses accessible condition and construction. Where the two accounts differ, identify the unresolved component and the evidence needed next. An attractive retained frontage does not explain all the work behind it.

Home Survey questions for Croydon

What access should I request for an Outram Road conversion?

Identify the flat on a complete building plan and ask for the entrance, common stairs and relevant roof or cellar access to be explained before booking. Obtain the seller’s conversion information and flag any room extending beyond the original footprint. The scope should name the shared areas that can be viewed and record restrictions, with lease responsibilities left for your conveyancer to establish.

Does a George Street shopfront tell me the age of the flat above?

It is only one part of the evidence. The council records different periods and architectural treatments along George Street. Send photographs of the upper floors and rear elevation, together with any alteration drawings, rather than relying on the current shop fascia. Ask which visible fabric belongs to the earlier building and where later work or finishes prevent a confident account.

Should the whole East India Estate be treated as the same house type?

No. The appraisal distinguishes plot sizes, building heights and later insertions within the estate itself. Give HCS the actual house or flat particulars, including its extensions and accessible spaces. Use the local study to form useful questions about that building; it does not supply a condition rating, confirm the layout behind a neighbouring facade or settle which survey level suits an unseen home.

Can a conventional East India Estate home suit Level 2?

It may, where the actual construction, condition and alterations fit a proportionate purchase brief. Identify the bought house, additions and separate structures on the plan. Substantial changes or a need for detailed repair advice should be discussed when considering Level 3.
