A RICS Level 2 Home Survey may suit conventional construction in reasonable condition. Discuss an older, unusual or substantially altered property, or plans for major work, before choosing the level. Compare the Level 3 brief for Ealing.

Ealing Green: contrasting settings and materials

For an Ealing purchase, give the enquiry a building plan as well as an address. Identify the house, upper dwelling or converted floor, with the back accommodation and any common parts. Use the available records to distinguish the building’s earlier arrangement from later projects affecting the rooms being bought.

Ealing’s March 2008 Ealing Green appraisal distinguishes the Ealing Green/St Mary’s Road, Mattock Lane and Walpole Park subareas. Its special-interest summary describes a mixture of homes and shop parades, with stock and red brick, stucco details, and slate or tile roofs. These are historical material and townscape descriptions for the named area, not a present boundary check or a diagnosis of all Ealing housing.

For a purchase around those settings, identify the actual frontage and roof arrangement rather than assigning one construction type from the locality. Ask which component a seller’s window, roof or extension record names. The historical comparison should support an address-specific enquiry, without turning old condition commentary into a current finding.

A Level 2 enquiry around Ealing Green should say whether the purchase is a whole house, a flat in a divided building or accommodation above a shop parade. Those arrangements can involve different access and document needs even where similar brick or stucco appears outside. Locate the bought rooms and the main roof on a current plan. Conventional construction in reasonable condition may suit Level 2, but substantial alterations, unusual fabric or a significant unresolved concern should be raised when considering the fuller Level 3 route.

Compare the original back rooms with the enlargement

If an Ealing house has an extended family room, put the earlier back elevation and later footprint on the same enquiry drawing. Mark the enlarged opening, roof intersection and threshold to the garden. Request the documents for that project separately from subsequent internal decoration or replacement fittings.

Ask whether a reported movement or leak investigation names the principal house, extension or their junction. Keep the source and date of that evidence attached to the relevant component. If the drawing or external view is unavailable, identify the missing information before relying on a broad renovation account.

Ask for the work history by component. A roof invoice should identify its slope or range; a window record should identify the opening; an extension file should show the footprint and connection to the original house. The historical palette of slate, tile, stock brick and red brick is not a finding about what survives behind a modern lining. Keep an investigation and its recommended action together where one is supplied, rather than substituting the seller's short explanation for the report.

Give roof-covering changes a component history

For an older property, identify which slope or roof section was reportedly renewed and whether the records describe the covering, structure or only a repair. Ask for the available specification and dated completion account. A material visible on the front roof need not describe a concealed back slope.

Where a loft room or changed roof outline is part of the purchase, keep its project drawings distinguishable from reroofing invoices. Mark any void that can be entered and the access arrangements. A view of a finished upper room should remain separate from questions about the construction above it.

For a flat, obtain the management account for the particular building and distinguish a proposed external programme from completed repairs. Your solicitor can consider the lease and costs, while the survey addresses the accessible physical condition and limitations. Confirm any access through another occupier before relying on that view in the proposed brief. If the buyer intends major alterations after completion, state that separately from the purchase survey. The quotation can then explain the appropriate service and any additional questions without applying one Ealing house specification to every locality or transaction.

Scope a dwelling above a parade independently

For a home over an Ealing shop, show its entrance, stair and relationship to the commercial frontage on the available plan. Identify any ground-floor alteration raised by the enquiry and ask which file names that work. A dwelling refurbishment record may not concern the opening below it.

Ask the appropriate owner or agent about access to relevant common or commercial areas before treating them as available. Bring lease and use questions to the legal adviser while keeping the physical brief explicit. Where records belong to another unit or project, preserve that distinction in the purchase file.

Home Survey questions for Ealing

Does the 2008 Ealing Green appraisal confirm current boundaries?

This page uses its named historical building and material descriptions. The purchased address and any proposed alteration need their own check against current council information; the old appraisal is not presented as a current boundary map.

What should a back-extension record distinguish?

Identify the original rear elevation, later footprint and opening connecting them. Attach the available drawings and completion account for that project separately from later room finishes.

Is a reroofing invoice the same as a loft-conversion file?

Read the component and work named in each record. Keep a covering repair distinct from documents for a changed roof outline or new room, and mark the accessible void relevant to the enquiry.

How is an upper dwelling’s access described?

Show the residential stair and any common or business route on the plan. Establish who can permit entry to the relevant spaces before relying on access outside the purchased accommodation.
