Planning the East Dulwich purchase survey

For an East Dulwich home, identify the street group and the parts of the building included in the purchase. Give the current roof and rear layout, especially where upper rooms or an extended kitchen change the original form. The Gardens provides one documented local setting; its details should not be applied indiscriminately across SE22.

A Proportionate Scope

When a Level 2 survey may be enough in East Dulwich

Level 2 may suit an uncomplicated modern house or well-managed purpose-built flat with good access, limited alteration and no material repair or project question. Survey scope should be matched to the property after particulars and buyer concerns are reviewed.

Straightforward later house

A conventional modern home with a simple roof and readily visible fabric may only require the concise overview and priorities of Level 2.

Simple purpose-built apartment

A modern flat with a clear lease, transparent management and no unusual common-envelope concern can often be assessed proportionately.

No major work or diagnostic issue

Where the purchase presents no significant alteration, heritage, movement or moisture question, a Level 2 report may answer the buyer's needs without unnecessary depth.

If the right level is not obvious, use the survey chooser or send the address and listing link. The recommendation follows the actual construction, condition, alteration history and decision — not the postcode alone.

Local Building Fabric

Five East Dulwich purchase types require five different evidence trails

Official records support a varied local picture. Each description is kept within its source boundary and used as an inspection prompt, not copied onto an unverified SE22 building.

Late-Victorian terraces

Southwark's East Dulwich Grove planning evidence records nearby streets of modest two- and three-storey late-Victorian terrace housing. At the subject, the survey checks masonry, party interfaces, bay or rear-wing junctions, floor ventilation and the actual roof form rather than assuming a standard plan.

Semi-detached villas

The same official report identifies semi-detached villas in its immediate context. Shared valleys or walls, paired elevations and asymmetrical extensions can redirect loads and rainwater. Each side's alterations and accessible condition need to be distinguished.

Converted houses and flats

A divided period house may contain altered stairs, ceilings, services and compartmentation behind finishes. The survey records visible evidence; leases, licences, fire information and freeholder records establish the approval and responsibility position.

Lordship Lane mixed-use fabric

Homes above shops can combine older masonry and roofs with changed openings, shopfront structure, extract routes or rear servicing. Commercial and residential repairing duties, access and insurance must be read alongside physical condition.

Modern infill and purpose-built blocks

Southwark's local planning evidence also recognises modern infill. Later construction is surveyed on its own terms: cladding, balconies, flat roofs, seals, communal systems and management liabilities should not be assessed through a Victorian-house template.

Planning & Heritage

East Dulwich, The Gardens and individual list entries must stay distinct

Southwark's current conservation-area list places The Gardens on the west side of Peckham Rye Common, with East Dulwich Road near its northern boundary, and records designation on 22 June 1988. Its appraisal focuses on The Gardens, Oakhurst Grove and Kelmore Grove. This is a defined mapped area; it should not be expanded into a claim that all East Dulwich or all SE22 is designated.

Southwark's current Article 4 guide lists directions by subject and supplies an interactive map. It includes controls relating to matters such as HMOs, commercial-to-residential change, demolition in specified areas and particular assets. The current legal direction, use and mapped land must be checked for the address; neither The Gardens appraisal nor an East Dulwich label proves a blanket householder direction.

Historic England's live entries demonstrate several different asset types: 31 and 33 East Dulwich Grove are Grade II early- to mid-nineteenth-century semi-detached houses, while Dulwich Library at 368 Lordship Lane is a Grade II 1896–97 public building. Those descriptions belong only to the named assets and are not construction evidence for a neighbour.

A building survey can identify where heritage or alteration questions affect repair advice, but it does not grant consent or replace the council, title and solicitor checks for the exact address.

Inspection Priorities

East Dulwich Level 3 analysis starts at alteration junctions

The report follows safely accessible evidence from roof to drains and from the unit to shared fabric. Concealed construction, service testing and legal interpretation remain limitations unless separately commissioned.

Read the roof before the room below

Coverings, party upstands, parapets, valleys, stacks, flashings, dormers and outlets are traced from safe viewpoints and accessible voids. Internal staining is related to plausible external routes without claiming certainty where the roof cannot be seen closely.

Trace every addition seam

Side returns, rear extensions and loft work are checked where new roofs, walls, floors and drainage meet older construction. Open joints, differential movement, cold bridges and concealed bearings are separated into observed findings and further-investigation needs.

Interrogate walls, bays and openings

Brick, render, pointing, lintels, bay structures, sills and joinery are inspected for cracking, erosion, decay and water shedding. Repair recommendations respond to actual material and exposure, including compatible work where heritage significance is verified.

Separate flat from freehold fabric

For conversions and blocks, the inspection distinguishes the demise, accessible common parts and shared envelope. The management pack must answer roof access, reserve funds, major works, insurance and responsibility that physical inspection cannot settle.

Connect levels, drains and gardens

External ground levels, gullies, visible pipework, hard surfaces, boundaries and outbuildings are reviewed alongside internal moisture evidence. Below-ground condition, capacity and ownership require records or testing where a material risk remains.

No Postcode Assumptions

How the East Dulwich address is checked before conclusions are drawn

Public area evidence provides useful context. It is not a diagnosis of an uninspected home. These four checks keep the report tied to the actual property.

Identify the actual legal property

Confirm the postal address, title extent, tenure, demise, common parts and any commercial element before agreeing inspection scope.

Construct an alteration chronology

Compare plans, permissions, building-control documents, warranties and invoices with the extensions, openings and roof work now visible.

Screen water and ground context

Use the Environment Agency service and BGS viewer for location-based mapped context. Neither resolves plot drainage, actual strata, flood history, foundation design or a cause of cracking.

Secure access and follow-up evidence

Agree roof-space, cellar, rear, garden and common-part access, then obtain targeted quotations or specialist checks for material defects and evidence gaps before exchange.

The Gardens appraisal distinguishes parapets, shallow roofs and decorative bays

Southwark’s appraisal of The Gardens describes a brick-house square around green space, with Oakhurst Grove and Kelmore Grove included in the conservation setting. Its materials section identifies stock brick, coloured brick detailing and stucco, together with shallow slate roofs or pitched coverings behind parapets. It also records oriel windows and gabled dormers on the western side of The Gardens.

Locate the purchased property within that mapped group before using the account. The passage supplies townscape detail, not proof of the current roof arrangement, hidden construction or condition of any one house.

Connect an East Dulwich attic room to the roof drawing

If the purchase includes a room in the roof, show its position beneath the slope and any front or rear dormer. Ask for the drawings relating to the conversion, including changes to the stair and openings. Identify which voids remain accessible and which are concealed by linings or storage.

Where a parapet obscures the covering from street level, state what other views or records are available. A marketing photograph of the front elevation may omit the junction relevant to an internal stain. Supply the room location and previous repair dates without assigning the leak to a particular source before inspection.

Distinguish decorative work from the bay’s weather protection

For an East Dulwich house with an oriel or dressed window surround, label the component mentioned in each repair account. Separate repainting and surface patching from changes to the window, covering or supporting fabric. Ask whether the work extended around the side and underside of the projection or was limited to its visible front.

If the building contains flats, locate the bay in relation to the purchased rooms and other occupation. Arrange any relevant access through the seller or managing party. Questions about the legal division of repair costs should accompany the physical enquiry without being answered by the façade’s appearance.

Document the route from old house to extended rear rooms

Where the East Dulwich purchase has a side-return or rear extension, mark the original rear wall and the later opening on the plan. Ask for the structural and completion information that relates to that opening. Keep rooflight installation and subsequent roof repairs in chronological order so that the same junction can be followed across the documents.

Show any change in floor level between the older range and added accommodation. If the seller reports earlier damp treatment, identify its location and the investigation supporting it. A conservation description of neighbouring roofs cannot replace this house’s record of alterations and reported problems.

What affects the fee in East Dulwich

The fee depends on the property: its size, age, type, construction, condition, location and how much it has been altered or extended. East Dulwich purchase questions

Is a Level 3 survey the same as a full structural survey?

"Full structural survey" is a legacy search term for a Level 3 Building Survey. A Level 3 Building Survey is a visual, non-intrusive inspection of accessible parts; the written scope defines what is included.

Does The Gardens source describe every East Dulwich roof?

It concerns a mapped conservation setting with several roof forms. Locate the actual property and check its current arrangement separately.

What is useful for an attic conversion enquiry?

Provide the bought-room layout, stair and conversion drawings, noting accessible voids and the views available of concealed roof junctions.

Does fresh decoration confirm a bay has been repaired?

Identify the work performed and the component covered by its records. Decoration alone does not describe the condition of the whole projection.

How should rear-extension records be organised?

Relate each drawing and repair account to the opening, covering or floor junction concerned, with dates retained for the alteration sequence.
