Administering the Sydenham building contract
Sydenham Thorpes offers a specific set of examples for a residential or frontage works brief. The conservation area includes the Edwardian estate and a later boundary extension along Sydenham Road. Establish which property and work area are involved before selecting records or applying a detail from another street; the examples below are not HCS projects.
HCS cannot act as independent contract administrator where HCS is the contractor. Confirm the appointment and executed form; NEC roles differ.
Delivering building contracts in Sydenham
Check the Sydenham Road extension as well as the estate core
Lewisham’s current Thorpes page records a 2007 extension to include the contemporary parade of shops along Sydenham Road, south of the estate. An enquiry referring simply to the Thorpes should therefore identify the exact premises and current mapped boundary. Ask the project adviser to establish the records and approvals relevant to the proposed intervention, including any upper-floor or rear area within the contract. Put the drawing issue and outstanding decisions into the tender package. The administrator can then keep instructions tied to the defined property, without treating an older estate-only description as a complete account of the area or assuming that shop and house alterations follow identical arrangements.
Separate red brick, roughcast and decorative plaster surfaces
The Thorpes appraisal identifies red brick contrasted with white roughcast and decorative pargetting. For a frontage repair, establish the actual surface, its present coating and any later patching before choosing a method. Ask the appropriate specialist to define the proposed treatment and samples, including protection where different materials meet. The contractor’s price should distinguish those components from unrelated redecoration or replacement. During administration, retain accepted samples and photographs under the relevant elevation reference. This gives inspection and completion discussions a clear basis and makes any additional work traceable, rather than allowing a general instruction to refresh the facade to determine a technical treatment for every material by appearance alone.
Record sash-window details independently of the slate roof work
Lewisham’s Thorpes character summary records multi-paned sash windows and grey slate roofs as part of the estate’s architectural composition. A combined external repair contract should still identify the actual window, roof slope and adjoining junction separately. Obtain current survey and design information before deciding which components remain and which intervention is necessary. List glazing, joinery and roof sample decisions with responsibility for resolving them. The administrator should relate inspections and authorised changes to those work items, retaining evidence before any area is concealed. Completion can then be assessed against the specified treatment, without treating the estate’s consistent appearance as proof that every window or roof covering survives unchanged or needs replacement.
Define working space within the Thorpes’ compact front gardens
The appraisal describes closely arranged houses, small front gardens and tree-lined streets. For a works package in that setting, draw the proposed access and storage arrangement at the actual property rather than assume the whole frontage is available. Confirm boundaries and permissions, measure the route and obtain advice on protecting retained planting and surfaces. Identify any shared-looking entrance that remains outside the employer’s control. The tender should state the agreed limits and how deliveries are to be handled. The administrator can then record changes to the setup and assess reinstatement against the initial condition, keeping temporary working needs distinct from an additional proposal to redesign the garden or neighbouring access.
JCT tender preparation: Sydenham
For a Thorpes-area instruction, mark the actual terrace level, front space and rear garden route on the Sydenham tender drawings. Different gabled and tile-hung forms need component-specific quantities and treatment details. State the proposed JCT form with the employer's completed design and any defined specialist design still required. Ask bidders to price protection, handling and reinstatement against the same site arrangements. A qualification that assumes unrestricted front storage or excludes a rear roof connection should be reconciled before award. Preserve the accepted scope and commercial adjustment in the contract documents so the administrator has a clear baseline for later instructions.
Lewisham’s Thorpes appraisal describes planned terraces and semi-detached houses from 1901–1914, usually two storeys with occasional attic accommodation. Its form-and-character account records shallow front spaces, deeper rear gardens and rows stepping uphill toward Mayow Park. The following roof account distinguishes different gabled and tile-hung treatments, including sweeping catslide forms on Bishopsthorpe Road. These descriptions concern the Thorpes conservation setting.
If a Sydenham house has a sweeping roof face, show its lower edge and the rooms or porch beneath it. Identify roof spaces reached from the stair or another part of the house. Ask which slope and junction an earlier repair account covered.
For a Thorpes house on a rising street, a section can locate the pavement, threshold, neighbouring level and rear garden together. Identify later changes to entrance steps or outside paving with their dates.
Ask for documents naming the drain, wall or addition involved in earlier investigations. A neighbour’s repair account may concern another level or structure.
Record any front-window, porch or gable work alongside the relevant decision documents, where applicable. Do not use an exterior-decoration account to explain a changed internal support. If a deep garden contains another building, identify whether it is requested within the inspection scope and how it can be accessed.
