Contract planning in Wembley
Documented building context
Brent's Wembley High Street appraisal records a rebuilding of the village in the 1880s on the earlier dwelling sites. It describes two-storey terraced workers' cottages in stock brick with slate roofs, smaller mid-terrace homes and larger gable-fronted end buildings. Segmental brick arches over windows are among the features identified in that group.
The same appraisal contrasts the High Street cottages with larger 1930s semi-detached houses on Wembley Hill Road. It describes them as set back and raised from the pavement, with front gardens and semicircular bay windows. It also identifies the different Moderne form of Manor Court. These distinctions concern the defined conservation area, not the whole of contemporary Wembley.
The appraisal identifies stock brick and Welsh slate as characteristic materials of the High Street group. Use that record to ask about the instructed cottage’s repair history, without assuming that all current coverings or window details are original. A different material can indicate work to investigate; it does not by itself establish failure.
The cited document is the Wembley High Street Conservation Area appraisal. It cannot describe every apartment block, estate house or later development carrying a Wembley address. First locate the property and establish whether this historic group is relevant, then use current council records for its designation and alteration history.
Wembley tender and contract decisions
For a High Street cottage instruction, identify whether the works concern a mid-terrace or end building and mark the actual roof and wall junctions. A gable-fronted end cannot simply inherit quantities from a smaller neighbouring frontage. The tender drawings should locate the specified brick repairs, window arches and roof-covering work, with retained components clearly distinguished from replacements.
At a Wembley Hill Road house, show the route from the agreed entrance to the work area and any change of level that affects deliveries. Tenderers should explain their proposed access method and the protection of gardens or steps within the employer's available space. The appraisal's account of raised houses is context for asking that question, not evidence that a particular construction vehicle or platform can reach the site.
If the programme includes repair investigation before final detailing, identify that stage and the required design response. Compare the allowances and exclusions in each tender, then carry the resolved scope into the chosen JCT documents. A specification for stock brick or slate should be supported by the actual location and intended treatment rather than a broad reference to conservation character.
What should the Wembley tender and completion file make clear?
During valuations, retain separate progress records for the roof, masonry and window-related work. Any proposed substitution should identify the original item, reason for change and associated design decision. This provides a clear basis for assessing the financial adjustment and for assembling handover information specific to the instructed Wembley property.
