Roof and High-Level Condition Survey, Crouch End, London N8

The brief

The client needed an independent view of the roof and high-level building fabric at a period property. The instruction required clear priorities for maintenance and investigation of water-ingress concerns.

Our work

Our assessment found that important areas of roof covering remained broadly serviceable for their age. The more pressing concerns included improvised rainwater disposal, an open-ended downpipe wetting masonry, local flashing and chimney defects, vegetation and loose high-level render requiring closer inspection. Internal stains were dry at the time of the visit, so intermittent roof leakage and other possible sources needed to remain distinct.

The outcome

The report prioritised safe access to vulnerable elements, correction of rainwater disposal and targeted repairs to junctions and masonry. It gave the client a proportionate maintenance strategy, with further investigation where access or the conditions on the day limited certainty.

Scope and limitations

  • Visual, non-intrusive inspection of accessible areas only.
  • Access and the conditions on the day limited certainty in places; further investigation was recommended there.
  • Internal stains were dry at the visit, so intermittent roof leakage could be neither confirmed nor excluded.

The client is identified here by role only, and the exact address is not published.
