What this report helped the client decide
Which roof and high-level repairs are needed now, which can be planned, and whether the internal staining indicates an active roof leak.
What the inspection covered
- Targeted inspection of the roof coverings, chimneys, flashings, parapets and rainwater goods.
- Aerial survey of the roof slopes, the flat roof and the high-level elevations using an unmanned aerial vehicle.
- Inspection of the staining inside the client's ground-floor flat.
What the report contains
- A summary of the principal findings, with the urgent and short-term matters first.
- An individual record for each defect, with its priority, likely cause, recommendation and remaining life.
- Further investigation recommended before or with the first works.
- A schedule of works grouped by priority.
Limitations
- Photographs and annotated plates are withheld from this copy.
- The roof slopes were not walked and the flat roof was not accessed physically.
- The inspection took place in dry weather, so an intermittent leak may not have been apparent.
How to read it
Read Section 3 for the summary of principal findings. Each defect then has its own record under a reference such as RW1 or C1, and the schedule of works in Appendix 1 lists every item in priority order.
Client and other personal names, the property address, the full postcode, references, signatures, exact dates and commercial figures have been removed, and the photographs are withheld. Grey marks show redacted information. The findings concern the original property only.
