Contract planning in De Beauvoir

Documented building context

Hackney’s May 2008 appraisal explains that Benyon de Beauvoir simplified an earlier layout and developed shorter terraces and semi-detached villas. It describes the unusual gabled villas built around three sides of De Beauvoir Square from 1838, followed by classical Benyon Cottages in Hertford Road and Italianate stuccoed villas in Northchurch Road. The account expressly records variation between builders’ designs across the estate.

Existing-building records for the tender

For a dwelling with a shaped gable, mark the upper rooms, roof slopes and visible rainwater outlets on the information supplied. Ask which part of the gable or roof was addressed by any previous repair. Separate decorative work at the front from work to the covering, supports or junctions behind it.

For a De Beauvoir house with an extended rear range, list the extension, infilled side space and roof alterations in date order. Identify the document set for each and note when only marketing plans are available. Link a structural drawing to the opening it actually describes rather than to the refurbishment as a whole.

De Beauvoir tender and contract decisions

A De Beauvoir Square villa, a Benyon Cottage and a Northchurch Road stuccoed house should not receive one interchangeable tender specification. Hackney's account expressly records different designs. For the actual building, locate the roof, gable, wall finish and alterations included in the work. Ask the designer to distinguish retained features from replacements and identify the required samples, protection and inspection stages. Similar estate history does not establish the current condition or consent position at a particular address.

Where a villa has been subdivided, draw the employer's accommodation within the whole building and identify common elements affected by the proposed alteration. Obtain the relevant access and permission arrangements through the client's advisers. A change to a rear opening needs its own investigation and detail; frontage conservation work should not silently absorb that structural or weatherproofing decision. Retain the finding, designer's response and JCT instruction together so the subsequent payment assessment can follow the authorised work and its measured extent.

What should the De Beauvoir tender and completion file make clear?

For gable or roof repairs, define the temporary weather protection and the point at which concealed junctions can be inspected. If a contractor proposes a different material or method, record the decision under the contract before treating it as accepted. At completion, keep the repair location, approved sample, photographs and outstanding items together. A general statement that a villa was restored cannot demonstrate that every component in the current schedule was completed, and a building contract does not itself authorise work to neighbouring or excluded accommodation.
