Contract planning in Hampton
Documented building context
Richmond’s Hampton Village appraisal identifies 51–61 Station Road as two-storey nineteenth-century houses with rendered elevations and slate roofs. It separately describes 46–54 as an earlier three-storey stock-brick row with roofs behind a parapet, and notes weatherboarding at number 44. These are distinct numbered examples within Character Area 3, not one material specification for Hampton.
Existing-building records for the tender
Where a Station Road home has a rendered exterior, identify which elevations were included in any recent repair or redecoration account. Ask for the scope, date and photographs of preparation rather than relying on a statement that the house was repainted. Mark a reported crack or stain by its position relative to a window, bay or adjoining range.
For a home in a three-storey row, show the upper rooms and the roof behind the frontage on the plan supplied. Identify any roof-room alteration and ask which covering or outlet was addressed by earlier repairs. Distinguish work to the parapet from work to a rear roof, chimney or dormer.
Hampton tender and contract decisions
The numbered Station Road examples should be separated at the start of a Hampton tender. A rendered two-storey house, a taller stock-brick row with a parapet and a weatherboarded building do not provide interchangeable repair quantities. Confirm the materials present at the instructed address and ask the designer to distinguish treatment of the outer finish from work to the wall behind it. Include samples and protection where the specification requires them.
For the roof behind a parapet, obtain the current geometry and access information before pricing renewal. Locate the outlets, abutments and temporary weather protection, and identify inspection stages before those connections are concealed. A change discovered during opening-up needs a recorded design response. Keep that response and the JCT instruction with the measurements and programme information used for the contractual assessment. The age or external appearance of the street group cannot decide responsibility for a hidden condition.
Where a former shop has become part of a dwelling, distinguish the retained frontage from conversion work and later service routes. Give tenderers a consistent occupation plan and define the limits of making good beyond the altered area. Confirm relevant access or management arrangements through the appropriate advisers. At handover, file accepted details, tests and outstanding items against the actual roof section, wall finish or converted room. Completion of the visible surface is not proof that every concealed connection or excluded part of the property was covered by the appointment.
What should the Hampton tender and completion file make clear?
Identify who provides the design for each work package before selecting the JCT form. Where responsibility is split between the employer's team and a specialist, the tender needs an explicit interface and information schedule rather than reliance on a general refurbishment description.
