Contract planning in Hither Green
Documented building context
Lewisham’s June 2019 Characterisation Study describes Hither Green through Victorian urban and suburban terrace forms with smaller estates among them. Its Hither Green section identifies small shop parades near the station; the following illustrated page distinguishes Springbank Road’s parade, Torridon Road housing, Fordel Road terraces and the former hospital setting. These are neighbourhood character examples rather than a survey of every dwelling.
Existing-building records for the tender
Identify the roof voids that can be reached safely under the proposed scope and those concealed by linings or storage. A matching neighbouring roof may have a different alteration history. Give any reported internal issue its own location and chronology instead of adopting a reassurance based on the terrace’s outwardly consistent appearance.
Hither Green tender and contract decisions
A Hither Green tender should identify whether the work concerns a terrace, a smaller estate building or accommodation associated with a shop parade. Lewisham's study distinguishes those examples; it does not establish one construction specification. Use the actual plan, alteration record and survey findings to define the repair or extension, with separate references for the main range and any later addition.
For Springbank Road accommodation above commercial premises, show the dwelling's entrance and the interfaces with occupied space below. Agree the access, protection and service-isolation arrangements before contractors price the sequence. A Torridon Road or Fordel Road house needs its own roof and rear-work information, without assuming the same logistics. Define investigations at uncertain connections and identify the designer responsible for the response. Retain the evidence with any resulting JCT instruction and valuation assessment.
If a project is described by reference to the former hospital setting, confirm the exact building and current construction rather than inferring that every nearby property is a conversion. State the employer's work boundary and the common elements excluded or separately instructed. Programme inspections before relevant junctions are concealed. At handover, connect approved details, tests and outstanding items to the actual component and building reference. The character study cannot establish present use, permission or satisfactory completion of a contract.
Choose the form and appointments after clarifying design responsibility and the available tender information. The route for resolving missing details should be explicit, especially where internal work depends on a shared roof, service or retained structural element.
What should the Hither Green tender and completion file make clear?
A Springbank Road programme should identify the residential entrance retained beside the commercial premises. Record protection and service-isolation responsibilities against that route, rather than assume the contractor controls the whole frontage during the works.
