Contract planning in Ladywell

Documented building context

Lewisham’s March 2010 Ladywell appraisal describes four principal house types used by builder Samuel J. Jerrard in the Vicars Hill, Algiers Road, Algernon Road, Embleton Road and Ermine Road group. It records semi-detached combinations and short terraces, with gabled houses arranged to frame other types and alternating stock-brick or red-brick elevations. The variety is part of a named character-area account.

Existing-building records for the tender

Where windows have been replaced, obtain the schedule naming the elevations and installation dates. Identify any change to the surrounding opening independently from new glazing. Mark the rooms behind a bay or gable window and provide photographs showing the external junction where available.

A window receipt may not describe repairs to the wall, bay structure or lintel around it. Keep subsequent decoration and masonry accounts in their own order so that each component can be followed. The appraisal’s contrasting brick palette does not establish the materials now concealed behind a finish or explain the cause of an observed stain at a particular opening.

For a rear or side-return extension, label the older rear wall and the later opening on the current plan. Connect the structural drawings and completion information to that opening, keeping rooflight and drainage work as separate entries. Identify any change in level between the older range and added accommodation.

Ladywell tender and contract decisions

For a Ladywell refurbishment, establish the building's actual plan and alteration sequence before translating the local character evidence into a tender. Identify the main house, rear range and any divided accommodation. Ask the designer to locate the materials and junctions affected by the proposed work, distinguishing verified construction from assumptions that still require investigation. A repeated street elevation cannot establish identical internal alterations or repair needs.

Separate roof, bay and wall work into measurable items with their own details. Define temporary protection, opening-up and making good so competing prices address the same scope. Where a concealed connection requires a design decision, identify the responsible adviser and the information needed before work proceeds. Retain the finding and revised detail with the JCT instruction, allowing the administrator to assess a change against the executed documents and evidence rather than a general local-house description.

For work beside occupied accommodation, show the access routes and service interfaces that remain in use. Confirm any right or management permission needed beyond the employer's immediate space. Programme inspections before relevant connections are covered. At completion, locate outstanding items and required documents by the actual elevation, roof section or internal package. Keep separate maintenance recommendations distinct from obligations that the contractor must complete under this appointment.

What should the Ladywell tender and completion file make clear?

Selecting a JCT form should follow a clear allocation of design responsibility and a defined work scope. Identify any specialist-designed portion and its interfaces with retained fabric in the tender, together with the dates for submissions and decisions. The conservation context does not settle those contractual responsibilities.
