Contract planning in Homerton
Documented building context
Hackney’s appraisal identifies three-storey terraces at 186–214 and 216–240 Well Street with butterfly roofs. It also records a lower terrace at 195–209 on the other side. The street therefore contains distinct groups rather than a single height or roof arrangement shared by every residential unit.
The appraisal describes 23–43 Kenton Road as a late-nineteenth-century terrace with red-brick banding and stepped cornices. It separately identifies No. 45 as a residential conversion of a former church with a circular window and arched entrance. The two examples require different construction and alteration questions.
Hackney records the former warehouse at 12A Collent Street, known as the James Taylor Building, as incorporated into a modern residential development. It identifies the gabled form, stock brick and brick arches as characteristic retained features. This describes a particular example, not every converted property in Homerton.
The appraisal identifies bay-fronted terraces with continuous cornice lines at 36–42 Poole Road and 24–31 Valentine Road, with accommodation of two and three storeys. These named groups give a useful external reference while allowing for later changes to individual buildings. A continuous detail does not prove a continuous repair history.
Homerton tender and contract decisions
A Well Street tender should distinguish the taller butterfly-roof terraces from the lower group opposite. Identify the actual roof geometry, outlets and access rather than price a standard terrace covering. Define temporary protection and inspection at the connections that will be concealed.
Kenton Road's terrace and former church conversion need separate specifications. A repair to banded brickwork or a cornice is different from work to a circular window, arched entrance or converted internal structure. Obtain the designer's detail and retain any revised proposal with the JCT instruction and supporting valuation evidence.
For the James Taylor Building or a later development incorporating retained fabric, mark the boundary between old and new construction. Confirm common-part access and the employer's authority. At Poole Road or Valentine Road, locate work on the individual bay and cornice rather than infer a shared repair history. Handover records should identify the completed components and outstanding documents for this contract, without implying certification of excluded accommodation.
What should the Homerton tender and completion file make clear?
At the James Taylor Building, mark the retained gabled fabric and its interface with later construction on the work schedule. A repair to brick arches should retain its own detail and sample decision, separate from alterations within the modern residential package. Locate the retained arch explicitly.
