Contract planning in New Cross

Documented building context

Lewisham describes 207–219 New Cross Road as three-storey stock-brick townhouses with roofs concealed behind a stucco cornice. Its account records arched ground-floor openings and tall sash windows in this early frontage. Those features identify an architectural group, without showing how individual interiors have subsequently changed.

The Hatcham appraisal records houses at 130–158 New Cross Road built before 1844, with shopfronts added later. It distinguishes two-storey buildings at 136–148, extra storeys at 146 and 148, and three-storey buildings at 132 and 134. That variation matters when identifying a dwelling above the commercial frontage.

Lewisham dates Minerva Terrace at 120–128 New Cross Road to 1833–1834 and records shopfronts added around 1900. The appraisal describes its symmetrical end pavilions and entrance pillars. The recorded composition helps locate the earlier houses, but does not establish which features or internal divisions survive in a particular unit.

The appraisal identifies Park Lodge at 104–110 New Cross Road with hipped slate roofs and side entrances, recording a stucco shop addition at 104–106. This is another example of an earlier domestic building whose relationship to the street changed through later commercial work. It should not be read as a statement about current use at every address.

New Cross tender and contract decisions

A New Cross project should distinguish the actual house, converted premises or later block from the broader local building account. Show the current layout and work boundary on the tender drawings. Identify the survey evidence and investigation needed before the designer specifies repairs at retained and new construction interfaces.

Where external work affects a roof, bay or frontage, separate material treatment from structural and weatherproofing details. Define access, temporary protection and inspection stages. Retain any changed finding with the authorised JCT instruction and evidence supporting its time or payment assessment. The local history cannot establish a concealed condition or the contractor's entitlement.

For divided accommodation, obtain the relevant management and permission arrangements through the client's advisers. Keep occupied entrances and services in the programme. At completion, connect approved details, tests and outstanding work to the actual dwelling and component. The contract record should make excluded or inaccessible areas clear rather than imply that a neighbourhood refurbishment description covers the whole building.

What should the New Cross tender and completion file make clear?

Where a later building adjoins retained fabric, identify which side of the connection the employer’s work affects. Keep that boundary visible in the tender, progress record and outstanding-items schedule.
