Contract planning in Wanstead
Documented building context
Redbridge's January 2025 Wanstead Grove appraisal describes Character Area One, Grosvenor Road West, on page 24. Its account identifies Victorian semi-detached villas with three storeys and basements, stock-brick fronts, slate-covered hipped roofs and stucco ornament. It also distinguishes later blocks of flats and their relationship to the building line.
Existing-building records for the tender
For roof work, show the hip, slope or chimney involved and request the specification identifying the same location. Keep renewal of coverings distinct from changes to the roof arrangement or accommodation beneath it. Where an upper room has been formed, supply its floor and stair drawings alongside the project records, with remaining voids and unavailable roof spaces marked for the instruction.
Locate a reported stucco or window repair by elevation, floor and opening. Ask for the materials and preparation described in the work file, retaining the parts excluded from the project. A general statement that the facade was restored should lead to these specific records; it does not establish the treatment behind every decorated surface or the supporting arrangement of an opening changed during a separate Wanstead refurbishment.
Wanstead tender and contract decisions
For a Grosvenor Road West instruction, organise the tender around the instructed villa's own floors and elevations, including its basement where relevant. A neighbouring block of flats should not supply the access or ownership assumptions for a villa project. Confirm which external spaces, stairs and rooms the employer can make available, and record any arrangements that still depend on another party.
The combination of a hipped roof and decorated facade calls for separate pricing of access, roof-edge work and the surfaces below. Mark the actual interfaces on drawings so bidders understand whether scaffold alterations, protection of stucco or local making good form part of their offer. If an inspection from access equipment must precede the final repair design, make that dependency visible in the tender programme and identify the decision-maker.
Use the JCT documentation selected for the project to record the completed design and any specifically allocated contractor design. A slate-covering item should not silently transfer responsibility for an unresolved roof alteration. Require tender qualifications to identify the drawings or information on which they depend, then resolve or expressly record those qualifications before acceptance.
What should the Wanstead tender and completion file make clear?
For payment assessment, distinguish progress on the roof from facade preparation and completed decoration. Keep the relevant inspection notes, quantities and photographs with the valuation information. When the scope changes, link the instruction to the affected roof or opening reference and retain its cost and time assessment. The resulting handover record should describe the actual treatments commissioned, rather than repeating a general description of the Wanstead Grove streetscape.
