Contract planning in Childs Hill
Documented building context
Barnet’s local history records houses built in The Mead in the early 1850s and the later use of the name Granville Road. It also records the demolition of many small Victorian houses in the early 1960s. A surviving street name therefore does not establish that the building included in the project belongs to its earliest housing phase.
The council history distinguishes the earlier small houses around The Mead and Castle Inn from subsequent redevelopment. For an older house that remains, the useful project question is how its present accommodation relates to the original building and any later work, not whether it shares an assumed standard plan with all Childs Hill homes.
Barnet’s 2019/20 regeneration report describes the 1960s Granville Road estate as including three tall tower blocks and three lower-rise blocks at that time. That dated account distinguishes a specific estate from the older street history. It does not confirm the present layout or the details of any flat now being marketed.
The same 2019/20 council report records development activity at Granville Road and describes work then planned. A historical programme is not evidence that an item was subsequently completed, inspected or included in the current work scope. The current property and the documents supplied for it must be checked independently.
Childs Hill tender and contract decisions
A Granville Road or The Mead tender must identify the actual building phase rather than inherit the earliest date associated with the street. Establish the current layout, alterations and material evidence before specifying a refurbishment. Where an older house survives, show its rear additions and the junctions that need investigation. Where the instruction concerns a later block, use the block's own design and maintenance documents.
For shared fabric, confirm the employer's authority and access through the appropriate management arrangements. Separate a flat's internal package from roof, wall or common-service work. Record which survey information each tenderer has received and how unresolved conditions are allowed for. A JCT instruction should identify the authorised change and supporting evidence; the area's redevelopment history does not determine a contractor's entitlement or the extent of a leaseholder's responsibility.
What should the Childs Hill tender and completion file make clear?
Recent construction should be supported by actual completion and alteration records, not an old forecast. At handover, assemble the required test results, drawings and outstanding-items list against the work sections in the executed contract. The project record should make clear which structure and components were included, particularly where a familiar street name covers both older housing and replacement development.
