Contract planning in Earlsfield
Documented building context
Wandsworth’s Magdalen Park appraisal describes the Fieldview Estate as suburban housing with Arts and Crafts influences, arranged as flats while maintaining the appearance of houses. Its Form and Plan section places one flat at ground level and another above; terrace entrances face the street, while entrances in semi-detached pairs are at the side. The same account identifies two-storey bays and selected gabled projections.
Existing-building records for the tender
Where the Earlsfield home occupies one floor behind a two-storey bay, locate any reported staining or cracking by level. Ask whether a previous repair concerned the bay covering, joinery or the main wall. Identify the drawings and photographs that show the part worked on, rather than relying on a general statement that the front was refurbished.
Earlsfield tender and contract decisions
The Fieldview Estate example requires the tender to identify a flat within an apparently house-like building. Show the instructed accommodation, its entrance and the neighbouring dwelling on the site drawings. Ask the client to establish the authority for work to common fabric and the access needed to execute it. A facade that reads as one house is not evidence that one employer can instruct every roof, wall or service alteration. The contract boundary must follow the actual project and documentary arrangements.
For a two-storey bay, separate external finish, covering, windows and structural work in the specification. State which parts will be opened and who provides the repair detail after inspection. A connection to the continuous main roof may need a different sequence and temporary protection from work at the bay front. Give tenderers the same drawings and investigation assumptions before comparing prices. If the findings alter the scope, keep the record with the revised design and the relevant JCT instruction, allowing the valuation to be checked against the authorised work.
Side entrances in a paired arrangement need an occupation and logistics plan. Identify the route residents retain, the areas handed to the contractor and any service isolation affecting another dwelling. Confirm those arrangements rather than relying on the estate's repeated appearance. At completion, list the inspected components and outstanding documents by flat, bay and roof position. Keep work outside the appointment distinct from the contractor's obligations. A general statement that the frontage has been refurbished cannot demonstrate that a concealed roof junction or another dwelling's part of the building has been completed under this contract.
What should the Earlsfield tender and completion file make clear?
Before selecting the JCT form, explain whether the employer supplies the design and whether any defined portion remains the contractor's responsibility. Match that decision to the bay or roof package, with appointments and information release dates recorded in the tender documents.
