Contract planning in East Molesey
Documented building context
Elmbridge records modest two-storey terrace cottages alongside larger two- and three-storey late-Georgian, Victorian and Edwardian houses in the residential part of Bridge Road. That range is more useful than assigning one period-house type to the whole road. It does not establish which parts of an individual house are original.
The 2012 guide identifies Kingfisher Court as a 1930s flatted development on Bridge Road. Its wider account distinguishes such blocks from the older houses and cottages nearby. The recorded date is background information, not a statement that every part of the block remains original or that its common elements are in satisfactory condition.
Elmbridge notes prominent corner plots where the more regular mid-nineteenth-century Kent Town layout meets the older, less regular route of Bridge Road. That is a streetscape distinction, not evidence that a corner house shares the internal arrangement of the terrace beside it. Two visible elevations may still leave other parts concealed.
The guide describes Bridge Road and Creek Road near the village and station as mixed-use frontages with surviving traditional shopfronts and other architectural details. These buildings differ from the residential groups farther along Bridge Road. The historic description cannot establish the present use or arrangement of every upper floor.
East Molesey tender and contract decisions
A Bridge Road tender should identify the particular cottage, larger house or mixed-use frontage involved. Separate its main building from later rear additions and define access to the relevant elevations. The variety recorded by Elmbridge makes an address-specific schedule essential; a neighbouring house's quantities and alteration history cannot be adopted without checking the actual project.
For a Kingfisher Court flat, distinguish the internal work package from the block envelope and obtain the management arrangements for common-part access. For a Kent Town corner property, locate the exposed return and its roof junction separately from the principal frontage. Keep any JCT instruction tied to the affected element, with the designer's detail and supporting measurement.
Where the work sits above a Bridge Road or Creek Road shop, maintain the agreed entrance and service arrangements during construction. State temporary protection and inspection points in the tender. The completion file should identify each tested or inspected component and outstanding obligation, rather than treat a whole frontage as complete because one visible finish has been renewed.
What should the East Molesey tender and completion file make clear?
At a Bridge Road corner, identify the return elevation and roof edge included in the access and repair price.
